ᐅ Ideas for a Semi-Detached House Facing North

Hello,

my brother and I want to build a semi-detached house together. Each apartment should have about 110 sqm (1,184 sq ft) of living space.

Unfortunately, our choice of plot is limited because the available lots in the development all face north, meaning the street side is the south side. We currently have a plot reserved with a 26 m (85 ft) street frontage and a depth of 29 m (95 ft). Our idea was originally to build a longer, symmetrical house with a gable roof, where the ridge runs parallel to the street.

Does anyone have ideas on how to make the most of a north-facing orientation? Perhaps by arranging the building differently? My brother wants to live in his apartment himself, while I plan to rent mine to seniors.

I don’t have any tips on building a house, but from experience, I can tell you that a house is generally a poor investment (unless you build in one of the top cities, such as Hamburg, Munich, or Düsseldorf, in the prime locations). Returns are usually only achieved through property value appreciation.

A typical semi-detached house consists of a ground floor and an upper floor. Seniors usually prefer to have all rooms accessible on one level. So how do you expect seniors to rent your semi-detached house, when your brother’s semi-detached house will most likely be spread over two levels?

Regarding the location: For example, the entrances can be placed on the side, with terraces and gardens facing south, and double carports positioned to separate the property from the street.

Does your brother have (younger) children? If so, I wouldn’t necessarily want seniors, who have very different needs for quiet, living next door. That usually doesn’t work out well.
