ᐅ Floor plan design for a single-family house on a hillside, with a separate apartment and a double garage

Good morning, dear forum members,

We received the first draft of our single-family house over the weekend and are initially very pleased 🙂
We would like to share the first sketches here to get feedback from experienced homebuilders.

A few notes:
Due to the slope of the plot, we will build with a basement. It will house a separate apartment / my wife’s naturopathic practice.
A home office on the ground floor or attic is essential as I regularly work from home (even before the pandemic).
We are currently planning a house for 3 children. Additional space could be created by expanding over the garage.
The heating system will be a ground-source heat pump. Our plot measures approximately 1200 m² (0.3 acres).

Regarding the cost calculation, I want to provide some information. We received the following estimates from the planner:
KfW 55 house
Residential building: 1,145.917 m³ (40,462 ft³) x €350/m³ = €401,070.95
Garage: 511.66 m³ (18,060 ft³) x €175/m³ = €89,541.55
Additional construction costs: €30,000
The calculated costs for the residential building do not include expenses for interior fittings. Owner’s contributions are also not included.

From which authority? Some people have to provide proof here. A hairdresser even sacrificed part of her garden for this. However, the nail technician does not have to. Same location, both in the basement or lower ground floor.

Only one treatment room is required. More would be nice to have but is not necessary.
As you said, it is important that a treatment room must accommodate a sink. This is mandatory.

We sketched some ideas ourselves based on what we liked at friends’ places, and the planner then sent us draft version 1 accordingly.
Hopefully, draft version 2 with some changes will follow soon. (As mentioned before, we left out a few points because approximately 160 m² (1,722 sq ft) of living space across the ground floor and upper floor would be sufficient for us.)
The requirement for the basement is mainly to include a second residential unit to qualify for the BAFA subsidy for the KfW55 house.

It was the same with my acquaintance. First a basement, then a hairdressing salon. Then the tax office reported a five-figure back payment. But that apparently (?) had other reasons and was in a different state ...

Personally, with a 1200sqm (12,917 sq ft) garden, I would want to make use of it and definitely have direct access to it (especially if 3 children are planned).

That means I would consider living in the basement level with direct garden access and relocate workspaces to the ground floor/upper floor.

One more thing: For such a complex project with requirements like a “practice” (office or clinic), I would definitely not discuss it initially with a general contractor’s planner but rather invest a lot of planning work with an independent architect first, to be 100% sure everything will work out (unfortunately, this includes the budget. Just as a comparison to our project: We are currently in the planning phase for about 150sqm (1,615 sq ft) plus a carport and hope to stay within 450,000 euros (only for the building itself).

We’ll see if we can implement some of these ideas ourselves.
We have already passed some points on to our independent architect.

If the heating engineer approves, the garden will be equipped with ground collectors.
This would at least contribute partially to energy use. 🙂
