I suggest you find an affordable, standard general contractor (GC) that you can afford. They usually offer a common 100 sqm (1,076 sq ft) simple floor plan with two bedrooms, which can be slightly upgraded, for example by moving walls, swapping the utility room and bathroom, or adding 10 sqm (108 sq ft) of extension.
The site plan is important to know for the supply lines to the utility room.
If you learn anything new, you could post a floor plan from a GC here that might be suitable. With a tight budget, you usually don’t go for a custom floor plan but rather one offered by the GC that can typically be modified without extra cost.
