Hello,

What is the proper procedure when a house is to be demolished and a new one built on the same site? My question concerns the utility connections such as electricity, water, sewage, and telecommunications.

These connections should be reused for the new building, but I am unsure how to proceed to avoid damaging them during the demolition.

The house being demolished has a basement, but the new building is planned without a basement.

I look forward to helpful responses.

Best regards

Where do the pipes enter: through the basement, from above, or from the side (for example, the telecom access point on the exterior wall)?

So you want to demolish down to the ground level – would the basement cause any issues?

All connections come from the street; the electrical connection (meter) and the main distribution point are mounted on the basement walls... I have roughly sketched this in the attached file...

The basement will be completely excavated, backfilled, and compacted for the foundation slab... I am not yet sure whether the fresh water connection will be installed under the slab and then routed upwards through the slab.

I will call the utility providers tomorrow to try to clarify this...

We have the same situation. You need to get in touch with the utility providers.
Water: The provider told us they no longer use the old pipes because they are too old and have too small a diameter, so they will be disconnected and replaced. The funny thing was that the provider didn’t even know where the pipe ran and had to search for it first.
Sewage: We installed this ourselves many years ago. We separate it outside the house to be demolished and will simply connect the new pipes there again.
Electricity: This is handled by the builder’s electrician and usually cannot be done by yourself. They only submit an application for relocation, so we don’t need to get expensive temporary power and can stay with our current provider.
Telephone: Fortunately, our connection is located in the garage, which will remain. So this can just stay and will be reconnected inside the house.

But basically, you coordinate all of this with the builder.

Utility companies disconnect and remove the meters. If the demolition company has taken care of this, should and can the existing lines still be used? At our site, everything from the street is new.
The wastewater pipes are too high, and the electricity and water are original installations, so this is more a case for the archaeologist.
