ᐅ Floor plan design for a single-family house on a hillside, with a separate apartment and a double garage

Good morning, dear forum members,

We received the first draft of our single-family house over the weekend and are initially very pleased 🙂
We would like to share the first sketches here to get feedback from experienced homebuilders.

A few notes:
Due to the slope of the plot, we will build with a basement. It will house a separate apartment / my wife’s naturopathic practice.
A home office on the ground floor or attic is essential as I regularly work from home (even before the pandemic).
We are currently planning a house for 3 children. Additional space could be created by expanding over the garage.
The heating system will be a ground-source heat pump. Our plot measures approximately 1200 m² (0.3 acres).

Regarding the cost calculation, I want to provide some information. We received the following estimates from the planner:
KfW 55 house
Residential building: 1,145.917 m³ (40,462 ft³) x €350/m³ = €401,070.95
Garage: 511.66 m³ (18,060 ft³) x €175/m³ = €89,541.55
Additional construction costs: €30,000
The calculated costs for the residential building do not include expenses for interior fittings. Owner’s contributions are also not included.

From the outside, it looks like a small rental building. At least from the garden side... the question you need to ask yourselves is: do you want to sit on the terrace next to such a high outer wall and enjoy life? It wouldn’t be for me!
However, I am looking for the terrace but only find a small roof terrace on the side? What is that standing on? (Site/plot plan is missing to assess this properly.)
But life doesn’t take place on a paved terrace, rather on the lawn area (1200sqm (12917 sqft)?) How will the kids be supervised there?
Are you really building a single-family house without direct access to the garden, or will this be assigned to the practice?
Regarding the practice: the feeling in a long but very narrow room is not what you want—not even for a practice. Especially as a naturopath, you should have considered external factors that negatively affect people.
Interior of the house: apartment-like character.

Are you building a practice with living space for yourselves, or are you building a home with an option for a practice?
I would definitely prefer the latter. “Impossible” doesn’t exist! Even here: if you don’t put the double garage so much in the foreground (size) and plan a single-family home with practice space, I would get a different impression. Your design is quite unappealing from both inside and outside—the only positive is the practice area with lightweight partition walls, which has a great character, though mainly due to the garden access.
Does the building envelope not allow for anything else?
Honestly: if that’s the case, I would park the cars in front of the house and convert the current garage plan into the practice...

Budget: 260sqm (2800 sqft) is roughly €520,000 plus garage, calculated quite simply.

Practice or commercial spaces have different ceiling height requirements; in our case, the minimum is 2.5 meters (8 feet 2 inches). The customer restroom has already been mentioned.

A personal assessment of a floor plan can only be made if I understand what the people intend, what is important to them, and what is feasible. There are many possibilities, and everyone has a different perspective on this.

These aspects are usually connected.
No one here wants to gather information like a puzzle. I would recommend filling out the standard questionnaire and especially describing your very specific needs in detail, otherwise the advice will likely be fragmented.
You are not only planning a residential building but a special combination.
The more information you provide, the better the recommendations in the forum can be...

The terrace is supported on soil, a retaining wall, and a column. See the basement floor plan.

Part of the site plan is shown in the ground floor plan. The street frontage should be 34 m (112 ft). Garage on the boundary? However, the dashed-dotted line could also be the building envelope/planning boundary?

Budget: I think the living area is supposed to be reduced by 30 sqm (320 sq ft). Still, €520,000 is quite tight depending on the district in Bavaria.
