ᐅ Floor Plan 170 m² – Utility Room Too Small? Suggestions for Improvement?

Hello everyone,

My brain has been overloaded for days with the following question: "Is the utility room too small?" It is 6.8m² (73 sq ft).
My plan is to place the controlled residential ventilation and brine pump along the left wall, and the dryer and washing machine along the right wall.
The electrical panel is planned to be moved to the garage.

Do you have any useful suggestions for shifting walls?
The guest room / senior bedroom must be 3.2 x 3.5m (10.5 x 11.5 feet).

I would say that the upper floor hallway is really going to feel tight. In that respect, I actually like the angled doors from #1 even more, although I still find them quite awkward. In summary: don’t worry about the utility room for now. That’s your least pressing issue. The many other tight corners have already been discussed here. Otherwise, for the sake of clarity, it might be helpful not to take the word "screenshot" too literally. 😉

The garage is this large because, instead of having two wooden sheds (“maintenance”), I prefer to have a garage that is 5 m (16 feet) deeper. Solid construction, no need for regular painting, safer, and enough space for summer plants, garden tools, etc., which is why it is four times as big. The plot is 2200 m² (0.54 acres), so there is plenty of space and it can be used generously.

The window above the bathtub — it’s 9 m (30 feet) to the street, then another approximately 8 m (26 feet) to the other side (that’s where the neighbor is).

I want to get sunlight into the kitchen, as according to the floor plan, south is at the bottom, west to the left, etc.

I have an appointment with the planner today, and I also see ways to improve the hallway on the upper floor.

That’s not the point. It’s simply all... unplanned. You have to get into the bathtub just to clean the window. You may want to defend this because it’s not “that bad,” but overall it clearly shows a random, thoughtless placement of rooms.
At first, I didn’t even notice the utility room issue; I was already speechless at the upstairs hallway. Only when the 170 sqm (1830 sq ft) was mentioned (you can’t see the heading on a phone), you realize that too many planning mistakes were made.
You can make something really spacious out of 170 sqm (1830 sq ft). Your plan is far from that. I would strongly suggest deleting the entire layout and starting over so the general contractor doesn’t see this. Otherwise, they might just build it as is.

For floor plan discussions, we have a questionnaire that should be completed! There is no other way to ensure constructive feedback.

The garage is located on the east side. Or are you referring to the barn and the neighbor’s outbuildings?

The overall layout on the plot doesn’t seem coherent. Why isn’t the garage built right at the property boundary? The western neighbor was allowed to build generously close to the boundary. The house could then be shifted about 3 m (10 feet) further east.

Why are the house and garage raised 1 m (3 feet) above the ground level?

And why is there such a huge terrace on the north side?
