ᐅ Floor Plan 170 m² – Utility Room Too Small? Suggestions for Improvement?

Hello everyone,

My brain has been overloaded for days with the following question: "Is the utility room too small?" It is 6.8m² (73 sq ft).
My plan is to place the controlled residential ventilation and brine pump along the left wall, and the dryer and washing machine along the right wall.
The electrical panel is planned to be moved to the garage.

Do you have any useful suggestions for shifting walls?
The guest room / senior bedroom must be 3.2 x 3.5m (10.5 x 11.5 feet).

Had to get creative again. Utility room now just under 10m² (108 sq ft).

Phew, I see... what I’m seeing is an excess of recessed lights, at least two-thirds more than necessary 😀
I would first focus entirely on the floor plan. I don’t see a comfortable living space that corresponds to 170m² (1,830 sq ft).

Let me explain it from another perspective:
Living room as a passageway, bedroom as a passageway, staircase at the entrance, awkward hallway on the upper floor, narrow corridor, window above the bathtub – these are all situations that inevitably result from limited square meters in, for example, a terraced or semi-detached house of 110–130 m² (1,185–1,400 sq ft).

I would definitely swap the kitchen and living room. This way, kids with their friends won’t have to run through the living room every time they just want to grab a drink. When the kids are older, even late at night, that would feel too uncomfortable for me.
Place the couch against the wall next to the bathroom, the TV on the left wall, and make the window on that wall a bit larger and floor-to-ceiling. That way, you can enjoy the view comfortably from the couch.

If possible, I would also move the garage further forward and plan for a direct access from the garage to the utility room.
