ᐅ Looking for a Property Developer in Schleswig-Holstein – Experiences

Good evening, dear forum members,

For several months now, I have been reading your posts with great interest. Now it’s our turn, and we would like to slowly start the house-building project. What we still need is a suitable builder who offers good value for the price.

Details:
A single-family house is to be built
Location is in Schleswig-Holstein (near Schleswig)

Builders we have shortlisted so far:
Virtus Massivhaus, Stollhaus, and Matthias Hansen Bau.

We have focused on regional providers. However, we have found almost no experiences regarding the latter so far. Virtus is one of the more affordable builders, but opinions about it seem to be mixed. We have also found very few experiences with Stollhaus.

What do you think about these three builders? Has anyone had concrete experience and can share how the discussions and, especially, the construction went?

Is a KfW house mandatory or advisable nowadays? And which builders have we overlooked that we should perhaps look into more closely?
I would be grateful for any feedback.

I’m not building in Schleswig-Holstein myself, but I think I have a fairly good overview of what is being discussed here in the forum. You mentioned Virtus, Stoll, and Hansen; additionally, Nissen, Kagebau, Team Massiv, and Eco have also been named here. If you enter these names into the forum’s search function, you will find several discussions about some of them, especially in the section “Experiences with construction company XYZ,” while others are mentioned less often or not at all. I recall Kagebau and Team Massiv being mentioned regularly here. However, most of the experience reports come from forum members who are no longer active or not regularly present. Find these threads using the search and subscribe to new posts there. It might take some time before someone sees your thread and adds their input—so it could be a while before you get a statistically meaningful picture. Take a look at those company experience threads—often the third or fourth contributor comes along only after the original poster has long finished their build. You can see it here yourself: we’re only at around a dozen posts, yet you’ve already heard more about companies other than the three you initially asked about. But you can enter any of those company names into the search and get a quicker overview than just waiting here in your own thread.

We have now removed Kagebau, Nissen, and Eco from our list as their prices are too high for us. Team Massivhaus is also out. We either receive no response from them at all or it takes far too long. That’s a pity. We did not get a good impression from Hansen. Stoll was too unclear for us; they did not want to show us the individual cost items to understand how the price is calculated. Only Virtus remains. So far, we have had a good impression from them. However, I am still skeptical about the construction timeline, as I have often read that it can sometimes take a very long time.

We now want to look at smaller companies in Schleswig-Holstein. We have considered MC Bau and AB Bau. Unfortunately, there are no reviews or feedback available for these two.

I just thought of a company nearby. Friends have built with them and were satisfied. Unfortunately, I don’t know the details or prices, but you can inquire with Spielhagen Bau in Haseldorf.

What did you expect? Even a best-selling car like a VW Golf would cost significantly more if you ordered it in individual parts—you can order a more powerful engine than the basic version, but no one will give you the price of the car without the base engine. It’s the same with a general contractor house: the price applies to the whole package, and not all general contractors offer a shell only or a weather-tight shell / unfinished house. The offer is therefore a package and practically cannot be commercially “broken down.” This is normal, common, and not non-transparent in a questionable or suspicious way.

You misunderstood me. By individual items, I meant the additional services beyond the base package. For example, underfloor heating, a solar system, etc. You should at least be able to know the costs of these items, especially when you are presented with an unrealistically high total price. And they did not want to tell us the costs for these additional services within that amount. With everyone else, that was not a problem.

Hello,
we have received positive feedback about Specht from Fehmarn from acquaintances in the region as well as from members here in the forum.
We will be building with them as well.
We will see how things develop, but so far we have a good feeling.
The wavelength matches too.
