Hello everyone,

The previous owner of our plot mentioned that there might be an issue with groundwater beneath our property. However, the neighbors couldn’t confirm this; it seems no one has problems with their basements.

Nevertheless, we are wondering if it’s worth spending around 1000 euros on a soil analysis and what conclusions could potentially be drawn from it.

We are in contact with two construction companies.

One company says they always build basements using waterproof concrete (WU concrete), which prevents any water ingress, so an analysis is not necessary.

The other company typically builds masonry basements but offers waterproof concrete basements as a no-cost alternative. However, they emphasize that the no-cost option for a waterproof concrete basement is only possible if the ground is permeable and the design water level does not exceed the specified height.

Would a soil analysis provide information about permeability and water level, and if the results were unfavorable, is there a solution involving additional costs that would make a waterproof concrete basement even more watertight than it already is?

Is there a risk in constructing a waterproof concrete basement without first having the soil analyzed?

I thought that by now a soil survey is mandatory?

Yes, that’s €1000 you shouldn’t try to save.
You’ll need it anyway for infiltration, or are you allowed to discharge your rainwater directly?

Not mandatory, at least not here. But hardly any construction company will build without a soil report nowadays, and it is definitely in the homeowner’s interest to have one. Especially if you are building with a basement and there might be issues with water. The soil report is also useful for managing groundwater during the construction phase.
