First of all: These are just my initial thoughts, not concrete building plans, and I don’t have a plot of land yet.
I like the idea of a small house for a single person and a minimalist lifestyle. I’m thinking of around 70sqm (750 sq ft), a simple rectangular layout, solid but basic (let’s say manual light switches, standard windows, small bathroom, small kitchen, etc.).
Land prices here range from 100 to 250€/sqm (I’m estimating around 120,000€).
I already have a financing commitment of 300,000€, my net income is 3,300€, my equity is quite low at 30,000€, my home savings contract currently has only 8,000€, and I’m 34 years old.
Is it realistic to achieve the dream of owning a house with a budget of 300,000€? Realistically, only about 150,000€ would be left for the house itself. Is it possible to build something simple with that? And how do you get started? Should I look for a plot first and then go to an architect?
So far, I’ve only found price information for houses over 120sqm (1300 sq ft), but that’s not an option for me alone.

Mowing the lawn is hardly worth mentioning on today’s tiny plots. That little bit of garden maintenance is easy to handle. What other work is there? Cleaning the grill? Wiping down the garden furniture? Applying Carboline to a palisade every now and then?
Regarding T and C. T and C is a franchise. The contractors are local building companies, so it depends. The basic standard from T and C is quite low budget. In my opinion, the wall construction isn’t satisfactory. It should be at least 30 cm (12 inches) Ytong blocks, not 24.5 cm (10 inches) ones.

Does this come with lower or average quality? Yes, it is one of the more affordable options. It was also among my choices back then alongside Heinz von Heiden (which is the one I ultimately went with). However, Heinz von Heiden doesn’t show prices on their website. Of course, they also offer houses under 100m2 (about 1,076 sq ft) in their portfolio.

I can understand the mindset. My neighbor built alone. Here, several people have built alone or live alone in their houses. But no one here has less than 100 square meters (1,080 square feet) if living alone.
So, my neighbor has a gardener friend; another from the side street has a garden that is very neglected... the neighbor a few houses down is very meticulous (which is why no woman stays). I also owned a house alone... a lot was lacking. But I guess you have to experience that yourself.
However, it is painful not to be able to sell the house because it is simply too small. Under 90/100 square meters (970/1,080 square feet) you could already call it a waste of resources, but I don’t want to judge that, since I also waste a lot: I would personally build my own home of about 120 square meters (1,290 square feet) for 1-2 people.
But a family should definitely be able to accommodate a house.
Since a partner can also come along, I would plan the nest together – it’s much more fun than alone 🙂
