Hello everyone,
the small plot of 18m by 18m (59ft by 59ft), totaling 324m² (3,484ft²), is located in sunny Baden-Württemberg in a highly sought-after area where there are hardly any plots or available apartments. Therefore, we won’t complain about this "small plot." We have planned for a long time, and the structural engineering should also work out as designed. Now, of course, we are interested in your opinions, especially your helpful suggestions for improvement, criticism, or praise.

I will address technical details separately.

Thank you very much.
Best regards, Freiburger2020

You wanted too much: instead of installing two doors in some rooms, you can simply include the lintel in the wall and/or the door opening, which can then be closed off with drywall—so that only one door remains, but the room gains usable space rather than just circulation area. In some cases, the door positions are also inconvenient—for example, by shifting the door toward the kitchenette, you could create more storage space in the room behind the kitchen. The kitchen itself is best value for money as a straight line with an island, rather than an L-shaped layout.

The same applies to the interior staircase leading down; I would remove it—possibly incorporating a hatch in the floor that could be opened when needed.

You are wasting too much space on circulation area, just to be prepared for every possible scenario—which doesn’t make much sense on such a small lot.

In short: the all-in-one solution didn’t work out here either.

ᐅ Floor Plan Planning – Please Read Before Posting! | Experiences from Homeowners and Building Experts (hausbau-forum.de)

You are trying to create a “jack of all trades” or a compromise for everyone, but you won’t end up with a single-family house suitable for one family.

Please complete the questionnaire.

Insert a floor plan showing how you currently intend to use the rooms.

Take a look at the development plan or the parking regulations. How many parking spaces must be planned per dwelling unit on the property?
What are the floor area ratio and site coverage ratio?

Always draw the desired or existing furniture to scale in the floor plan. For example, consider the space needed for occupied chairs around tables.

Thank you for your feedback, especially
Nice-Nofret.
I will enter everything in detail over the weekend and implement your suggestions. The dimensions of the furniture, etc. are correct. I like the idea of the stairwell. It would have been great if the office on the ground floor could also have been used together with the granny flat. (Community, everyone knows everyone).
@Nice-Nofret. Soon there will be four of us, so some circulation space for strollers, clothes, etc. is definitely needed. How would you sensibly design the ground floor with the stairwell? The bathroom should also be expandable later in case someone needs to live on the ground floor and cannot use stairs.

You are quick to be satisfied.... 😀
You have received the link to the questionnaire, and especially the provided personal circumstances can help to achieve a better result.
So if you want more extensive, critical feedback, you should expand your individual information as much as possible.

... I am talking about double circulation areas for contingencies... and about unnecessary circulation spaces due to poor planning, not about effectively required circulation space
