ᐅ Looking for a construction company in Calw/Böblingen area for a solid (masonry) house

Hello everyone,

We are planning to build a single-family house with a separate apartment in the Calw district and are looking for a construction company. If anyone has experience with any providers, I would appreciate your feedback.

About the project:
- 2 full stories, 220m² (2,370 sq ft) plus basement
- Separate apartment in the basement
- Gable roof
- KFW 55 energy standard
- Double garage

We have decided to use filled Poroton bricks with a thickness of 42.5cm (17 inches). The architect plans to send out the bill of quantities next week, so any experience would be very helpful.
The building permit/planning permission has already been approved, so we only need a contractor without additional architectural services.

So far, based on a Google search, I have found and considered the following companies interesting:

- U-HAUS
- AWS Massivhaus GmbH
- Köhler Bauunternehmung

Great, thanks for the detailed response.

I had very pleasant phone calls with both AWS and Köhler, and both will receive the scope of work this week. If AWS is indeed significantly more expensive, reaching an agreement will be difficult.

Since the plans, including structural engineering, are already approved on our end, that is not an issue for us. We just want a competent construction company that carries out the project and doesn’t try to talk us out of anything. I don’t want to hear things like, “Better choose Ytong instead of Poroton.”

Hauser is out of the running because suspended ceilings are not an option. We are deliberately going for a ceiling height of 2.80m (9 feet 2 inches), and we don’t want to lose any of that.

However, that could actually be valuable feedback if you “read it correctly”: it would mean that the contractor is not very familiar with material B (and in that case, if you really want material B, it might be better to find another contractor rather than going with material A). Or you choose to prioritize good chemistry with the contractor, accept that point, and reconsider your choice of building material accordingly.

I can only share my experience with you. Back then, we didn’t have finalized plans but had a clear idea in mind and tried to stay consistent during the negotiations so the offers would be comparable. Of course, they included somewhat different standard features, but I took the time to break it down using Excel and follow-up questions to adjust for the equipment differences. There was a post here with a similar experience. I’m curious how it will turn out for you.

Both providers included the groundwork in their fixed price, which already saves you from having to get another quote. Köhler even does the groundwork themselves with their own employees.
AWS recommended that “the exterior walls be built as solid 36.5cm (14.4 inches) Poroton brick masonry with a thermal conductivity value of λ = 0.08 W/mK, for example ThermoPlan S 8 or T 8.”
Köhler uses 36.5cm (14.4 inches) Ytong aerated concrete. However, I believe you can request other types of blocks if you wish.

Let me know once you have both offers. I’d really be interested to hear the difference and your impression.
I can also give you some tips about Köhler if you decide to go with them.

Unfortunately, I don’t know your architect. We have our own architect and have sent them the finalized specifications for the quote. Unfortunately, no offer has come in yet; they are still calculating.

It’s best if you call or write to them.
