ᐅ Replacing the roof covering, roof tiles not possible

Hello,

We have a single-family house with a Berlin wave tile roof. The roof is now about 30 years old and urgently needs to be replaced, as the structure is no longer sufficient.

Unfortunately, due to weight restrictions, traditional roof tiles cannot be installed. The maximum weight allowed is around 15kg/m² (3.1 lbs/ft²).

Of course, there are alternatives to roof tiles, but I am not familiar with them. Does anyone have experience with any kind of lightweight roofing? It is especially important to me that the roof is not too noisy inside the house during rain, which might be an issue with metal roofs.

I look forward to your suggestions.

Edit: As an example, we found something from Prefa that fits the weight requirement. However, I would appreciate it if someone has experience with these or other manufacturers.

Practically no snow at all, if you consider how much snow weighs (3–5 cm (1–2 inches) of wet snow already weighs 15 kg/m² (3 lbs/ft²)).

I found Berliner Well for 31.81 per m² (per square meter), but your roofer will definitely get it cheaper.

Berliner Well weighs 18.86 kg/m² (3.87 lbs per square foot), so your roof has always been overloaded. 😉

A roofer will be coming by in the next few days, who was referred by the Prefa company.
He can then also provide a quote for the Berliner Welle roofing, so we have a comparison.

The Berliner Welle currently installed is unfortunately in a dilapidated condition after 30 years. We thought that a metal/aluminum roof would last a bit longer. That’s how the idea came about.

Tomorrow, two roofers will come by again to provide a quote for the Berlin wave, then we will have a clearer idea.

You could almost sell the house (estimated value around 250,000–280,000 euros) and build a new bungalow (slightly smaller, as about 30–40 square meters (320–430 square feet) are lost to hallways here), with approximately 130–140 square meters (1,400–1,500 square feet) of living space.
Land prices are around 50–70 euros per square meter (5–7 dollars per square foot).

Quote 1:
Prefabricated residential house, standard metal roof garage
Approx. 270 sqm (2900 sq ft) area, 37,000 Euros; 137 Euros/sqm (12.7 USD/sq ft)

Quote 2:
Complete Berliner Welle
Approx. 270 sqm (2900 sq ft) area, 32,000 Euros; 118 Euros/sqm (11 USD/sq ft)

In my opinion, those are quite high prices.
