Hello,

quick question: The building inspection was completed a while ago, and we’ve been living in the house for some time now.

On the ground floor: there is a small hallway, guest bathroom, living room, and kitchen.

The living room and kitchen are open as one space. Since we removed the door from the small hallway to the large living room/kitchen area, the living room, kitchen, and hallway were treated as one combined room (for the plumbing contractor’s heating planning).

Therefore, we have only two thermostats on the ground floor: one in the guest bathroom and one for the living room/kitchen/hallway area (installed in the kitchen).

Our neighbors have an additional thermostat (in the hallway) because they still have a door between the hallway and the living room/kitchen. We do not.

The key question: Shouldn’t we have received a refund for this missing thermostat — including installation, materials, etc.? We can’t estimate how much that might amount to. If it’s not significant, that’s fine. But if it is, we would have liked an explanation for why a credit “got lost” here.

By the way, the plumbing contractor never asked us whether we wanted the thermostat omitted from the hallway; perhaps we would have preferred having a thermostat there after all, for flexibility (e.g., a sliding door added later).

In the contract (general contractor), it states: thermostats for each room with individual room control...

Thank you very much for your quick assessment!

Maybe a refund could have been possible, but if you only bring it up after weeks or months, then it’s just bad luck, I would say!

The total amount is not even a three-digit figure. I assume that no digital thermostats will be installed, but rather the simple ones with the dial. I wouldn’t regret that later.

By the way, the plumbing company never asked us if we wanted it like this without a thermostat in the hallway; maybe we would have preferred to have the thermostat in the hallway to stay flexible (for example, maybe installing a sliding door later).

The contract (general contractor) states: thermostats per room with individual room control...

Obviously, you don’t seem to miss the missing thermostat. Perhaps this is standard for you while the neighbor paid extra. I checked: we have one in the hallway, the only room where we don’t have one is the utility room.

You can, of course, claim non-performance. However, you have most likely already accepted the work. The invoices have probably also been paid.

It would be best to leave out all thermostats, but that’s not an option. A credit should be included; I would suggest 50 euros. The thermostat and actuator will be removed.
