ᐅ Tips for Home Construction Companies in Southern Baden-Württemberg

Hello everyone,

My wife and I are planning to build a solid, traditional house (in the greater Constance / Tuttlingen / Villingen area, somewhere near the A81 highway). We both have little technical or construction experience and have therefore requested quotes from Allkauf Haus, Kern-Haus, Schwörerhaus, and Town & Country, all of which sound promising. Our goal is a single-family home including a granny flat, possibly with three separate living units.

What advice would you give to complete beginners who have little knowledge in this area? What should I pay attention to, and which companies would you recommend or advise us to avoid?

Do you already have a plot? What is your budget? A multi-family house can be quite expensive...
There are some adventurous stories about Town & Country.
In the region where you are looking, there are several large general contractors.
What exactly are you envisioning? That also affects the options...
Have you already looked at some houses?

I think it’s good initially that, judging by the brand names, you’re not fixed on one construction method. However, I wonder on what basis there can already be “promising offers” (and how you rate them as good despite aiming for “preferably a solid masonry house,” even though some come from prefabricated home builders – which, as I mentioned, I view positively). I would move away from the big national companies and focus on regional builders. Three living units are likely a deal-breaker in most new development areas. A typical beginner’s mistake is believing that expanding the search radius will make finding land easier – the opposite is true. You need to target your preferred building locations. An overly wide search often leads to frustration and makes you vulnerable to the “land service” of some homebuilding company (one familiar player is already mentioned in your list) – more on this can be found in this forum under the search term “11ant Leerverkauf” (if links do not work, manually change “Threads” to “threads”).

If you don’t have a building plot yet, clarify that first. I called around the entire area from Konstanz to Geisingen, and there is nothing available at short notice. If you have a bit more time... in Mauenheim, a new residential development will start its application phase this spring, and there are also areas in the works near Geisingen.

There are also several developments underway in the surrounding communities.
