Hello everyone,

I have now created a first draft of our future home. I would be interested in your ideas, suggestions, or criticism.

Plot: Not yet acquired

Number of floors: 2 floors plus attic

Roof type: Gable roof

Homeowners’ requirements:

Basement, floors: No basement planned

Number of occupants, ages: 3-4 people: M/F/child (+child), 32/29/0.5 years

Office: Family use or home office? Home office for father

Traditional or modern construction: Modern

Open kitchen, kitchen island: If it fits, dining table + living room in the same space

Number of dining seats: 6

Fireplace: Not desired, as underfloor heating is preferred

Balcony, roof terrace: Yes, between bedroom & office in the middle of the roof structure

Garage, carport: Garage included

Vegetable garden, greenhouse: Not planned at the moment

Other wishes/special features/daily routine, also reasons for preferences: Bright living space

Who did the planning:

- Do-it-Yourself

What do you like most? Why?

  • Direct connection to the garage, so you don’t have to go outside (American-style concept)
  • Large windows for a bright apartment.
  • Fairly few doors in the apartment

I’d appreciate it if you could take a closer look 😉

You forgot the building services, or will they be installed in the laundry room?

To be honest, you’re approaching this the wrong way :-) It’s always okay to dream, but the main issue isn’t the question of a floor plan, it’s: how on earth do I get a plot of land? And what am I willing or able to pay? It doesn’t make sense, for example, if there’s a plot with a highest bid and you win it, but then can’t afford anything else. Unfortunately, your budget also sounds a bit like wishful thinking 🙁

Especially if the garage is attached to the house, you need to thermally separate it from the living space.

Most important ... no proper plan without the plot.

Regarding the floor plan as a "concept":
- Ground floor = 116 sqm (square meters) plus garage area of 34 sqm (square meters)
- Upper floor = 115 sqm (square meters) plus the area in the middle (where the staircase coming up from below is not properly drawn) plus roof terrace
- Built-up area 153 + 8.55 sqm (square meters) (external shape of the building) = around 165 sqm (square meters) ==> impact on plot size

House at least 230 sqm (square meters) ... even at "only" 2000 EUR/sqm means 460,000 EUR ... with the specifics, it is better to generally calculate at least 2500 EUR/sqm ==> 575,000 EUR

About the floor plan itself ... I find the office completely misplaced if you have to go through the bedroom/dressing room to get there.

The children’s rooms are huge.

The large window in the bedroom facing the planned street side (due to the garage location) will probably mostly need privacy screening. 😉.

Yes, and the building services/technical installations have already been mentioned.

The stair width of 80 cm (31.5 inches) is also too narrow.

Yes, and building services have already been mentioned.

- Square meters: The target here should be to plan under 180 sqm (1938 sq ft).
- Personally, I find the office arrangement quite good. It should also be a retreat.
- Children's rooms are adjusted to the rooms below. I see it similarly, though I see potential for savings here.
- Building services will be located in the laundry room.
- Stair width visually between 80-100 cm (31.5–39 inches), and it makes sense/to have space to go wider here.
