Good evening,

We were fortunate to purchase a plot of land in a new development area and are currently preparing the plans for the building permit / planning permission application. We would like to optimize the current design together with you and look forward to an active exchange.

Number of occupants, age: two adults mid-30s and two children, possibly parents-in-law for the setback floor.

Office: home office required in the basement (semi-basement)
Open or closed architecture: ground floor open plan, open kitchen with island, modern building style, high ceilings (2.80 m) (9 ft 2 in)

House Design
Architect (preliminary design)
Heating system: air-to-water heat pump. There is also a gas line nearby (possible hybrid systems)
Ventilation: undecided, open to suggestions

Have the client’s wishes been implemented by the architect?

- As open a layout as possible on the ground floor with dining and living areas visually separated by a fireplace
- In the living area, if possible, a spiral staircase leading directly to the upper floor (short access to the bedrooms and for aesthetic reasons), provided it doesn’t look overloaded
- The house should later be convertible into a family home without major alterations. Appropriate provisions should be made and submitted in a way that can be approved.

What is the most important/basic question about the floor plan in 130 characters?

What improvements can be made to optimize the floor plan according to the above requirements? Living and dining area, additional room on the ground floor with the option to create a second later.

Are the room sizes adequate for their intended use?
What, in your opinion, is not well planned or has not yet been considered according to the wishes?

True. Today, we revised the design significantly. The bathroom located in the middle on the upper floor is a kids’ bathroom.

No, check the new design. The master bedroom arrangement has been revised there.

Now on the ground floor: we mirrored the living room, slightly enlarged it, reduced the size of the library/room, and accordingly expanded the kitchen and dining area.
We're unsure about the staircase.
The slope of 2 m (6.6 ft) seems quite large to me; what do you think?

On the upper floor: the master bedroom has been adjusted, the bathroom enlarged, but unfortunately the kids’ bathroom remains unchanged. We are considering moving a bedroom to the north side; so far, all rooms have been kept on the southeast side.

In the basement: I know how optimization could be done here.

In the cellar: we don’t find the layout optimal or flexible enough. A shower is missing, and the allocation of two workrooms. What about the lighting conditions?

Swapping the kitchen and living area is worthwhile for sociable people. I like it better that way. I also much prefer reorganizing the sleeping area upstairs into an open layout, except for the narrow passage to the left side of the bed and into the bathroom. However, that’s not a real problem as long as you stay slim and healthy.
If the attic apartment is intended for older people, plan for the possibility of adding an elevator later.

Just a thought: buy a neighboring plot of land when possible—otherwise, the garden feels a bit tight.
