We are fulfilling our dream home, but things are taking a very negative turn – I am truly desperate!
Our concrete slab was poured last week – the site manager even personally received the workers in the morning for this. A few days later, when the tarp was removed, we saw that all the pipes had been installed incorrectly. The multi-utility house entry was also misplaced. It was as if the floor plan had been rotated 90 degrees to the left. The site manager responded immediately and came on Monday, but his statements made us uneasy... he said it wasn’t a big problem… the pipes would be covered with concrete and we would make core drillings???
Now our question is: is it possible to properly install all the pipes afterwards? What solutions should we accept? Can we insist on a new foundation slab? Our trust is already severely shaken, and on top of that, they delivered facing bricks that look as if they were painted with nail polish… some are already chipping, revealing the red color underneath (our house is supposed to have dark facing bricks). His argument was… you can’t see that on the wall, they don’t absorb much water 🙁 Our house will cost about 300,000€… I am sad that we have been treated this way so far…

Well, the expert obviously needs to be competent. Thinking for yourself (or having a partner who does) is never a bad idea either. You might still notice a 90° rotation yourself. But whether there is enough reinforcement inside or whether waterproofing was done correctly later on, I wouldn’t trust myself to judge.
If you have enough money, you can also hire two experts for verification. Compared to the total costs, that isn’t much...

Since we only handed over to the site manager earlier today, I never would have thought they would make such mistakes. I will now involve a lawyer; luckily, we secured legal advice beforehand. Let’s see what they say... we are considering whether we even want to continue building with them.

If not, take a step back and cool down. Everything is fixable. It will work out.

It will work out.Well, in my opinion, the wrong positioning of the wastewater pipes and the multi-utility entry cannot be corrected afterwards. 😕Where is the core drilling supposed to go? Straight down into the ground...? Wastewater pipes usually pass through sealed openings in the slab and run from underneath the foundation slab to the outside. You can drill vertically, but installing a pipe horizontally under the slab with “non-90° bends”? I think that’s hopeless. So, demolition and rebuilding—which probably no one will do voluntarily (likely costs around 30,000 euros or dollars)?
But maybe a professional knows more than what I have seen so far regarding foundation slab construction.
How do you try to avoid such disasters?
At least one of us was basically on site almost every day before any work even started. We studied all trades intensively, and hopefully, these “big issues” would’ve caught our attention. Still, things don’t always run smoothly for us either. Minor problems occurred but have been fixable so far because they were noticed, communicated, and corrected in time by professionals (building supervisors or one of the trades). I definitely can’t rely solely on professionals anymore!
