Hello forum members,

I am new to the forum and will be spending the next few hours and days going through the discussions. I would like to ask for your assessment regarding the following project:

We want to build a prefabricated house in Baden-Württemberg; the plot is available and has connections.

The plan is for about 120m² (ground floor approximately 64, upper floor approximately 56) plus a basement and a single garage (plus carport). We have found “our dream house” as a timber frame construction, with costs estimated at around €132,000 for a shell ready state without the basement. Alternatively, we are also looking at prefabricated house manufacturers offering solid construction methods.

- Is our cost estimate of around €230,000 (excluding the land and interior fittings) realistic for this project, or should we budget more?
- Do you have any experience with prefabricated house manufacturers?

Hi DubaiVAE,

we are starting construction this June and are building a prefabricated house using solid construction, even with a company you mentioned. We chose a house model with 109m² (1173 sq ft) and customized it to our preferences. The final price is 238,000, just for the house, turnkey with a basement and floor coverings plus painting work (except the basement).
If you do a lot of the work yourself, the 230,000 you estimated should be enough, but that’s only for the house! Additional costs such as building permit/planning permission fees, garage, carport, landscaping, and so on will come on top.

No.

Cost single-family house - 180,000 EUR
Cost basement - 40,000 EUR
Typical additional building costs - 35,000 to 40,000 EUR
Cost painting and floor coverings included in turnkey - 10,000 EUR
Cost landscaping included in turnkey - 10,000 EUR
Cost prefabricated garage 3 x 6 meters (10 x 20 feet) - 6,000 EUR
Cost carport - 6,000 EUR
Cost contingency for extras - 10,000 EUR

All in, an estimated investment of 302,000 EUR, assuming solid construction and no extra foundation costs expected. For a reputable single-family house provider, rather 30,000 EUR more for the house itself.

PS: corrected afterwards; I had overlooked the carport

thank you for your initial cost estimate. This "dream price" actually comes from the manufacturer’s official price list.

congratulations on your house.
We have a first appointment next week with a manufacturer of solid prefabricated houses, so we’ll see what they say about the construction costs – I’m curious what figures they will come up with.

I’m curious to see whether he will try to make the house appear cheaper than it is, or how he will estimate the total amount for additional construction costs.

I also have another current price sheet from a detached house provider using solid construction (Liapor). There, the turnkey house (about 110m² (1,184 sq ft) of living space) including a waterproof concrete basement ("white bathtub") is priced at 200,000€. The additional costs are even itemized with specific amounts and total around 25,000€.

Well, we’ll have to wait and see—ultimately, we won’t know for sure until we have the cost plan and go to the bank.

Your first step should be to consult a financial advisor with the question: What can I afford? After that, you can see what you can get for that budget. Sellers also find it easier if they know your limit. If it’s a good seller, they will be able to find a suitable property for you. Despite all this, you should keep a good financial cushion. One thing is certain: it will always get more expensive, and there are many things you don’t think about.

We have been living in the house for almost 8 weeks, and since moving in, €3000 has just disappeared. A piece of trim here, a screw there, a shovel, a small final bill here, another invoice there... it adds up quickly. Anyone without reserves will start off struggling with reminders and late fees.

We had set aside around €8000 for the landscaping, but now that has to be cut back, since the electricity and gas used during the construction phase have to be paid. Insurances also want their first annual premium, the chimney sweep takes their fee, and so on. Speaking of lights... that gets really expensive, as do some nice pieces of furniture. Even small damages add up over time.
