ᐅ Base plaster waterproofing: what was used and who installed it?

Hello everyone,
we are building with a general contractor. Today, I was “surprised” to learn that the base plaster waterproofing is our responsibility.
My landscaper says that the exterior plasterer should do it. He can then guarantee the entire scope of his work. In an emergency, the landscaper can also do it.
The landscaper’s quote (about 2000€) is almost twice as expensive as the plasterer’s (1000€). The landscaper seems a bit more reliable to me.
Question:
- Who did it for you?
- With what material (black bitumen, mineral cement, etc.)?
- What is your experience? Is this work so risky (in terms of warranty) that no one wanted to take it on? I don’t want to take unnecessary risks over 1000€.
Thank you for your answers.

Gabriele Hello everyone,
after a few months of break from the forum, I can report again.
We have moved in by now.
Everything is still chaotic, but we are happy.
@fach1werk: How did you paint over the bitumen? (With what material?)
A contractor told me that bitumen is like asphalt. It can’t be painted over, or you have to use a special product (like for road markings).
Thanks in advance for your help.

fach1werk28 Feb 2021 08:54Congratulations on moving in!
It’s a very special moment when you finally feel settled. Best wishes to you all 🙂
Regarding the base:
You selected a base color during the design phase, and it is also confirmed in the additional order. This layer will be painted over. The basement waterproofing is not pure bitumen; otherwise, it really wouldn’t work. However, the base coating itself is still the responsibility of the construction company. Please remember the required temperatures for application and drying.
Best regards
Gabriele

Regarding the base:
You chose a base color during the sampling process, which is also specified in the additional contract. That color is applied on top. The basement waterproofing is not pure bitumen; otherwise, it really wouldn’t work. However, the base coat painting itself is still the responsibility of the construction company. Please keep in mind the required temperatures for application and drying.
Best regards,
Gabriele Thank you for your reply.
I understood it like this: you have insulation, then a base render (for example, in my case gray color). After that, you (and I) applied the basement waterproofing bitumen (in black). Later on, you applied paint over that.
Did I understand you correctly?
If so, I wanted to ask which paint you used for that?
(to cover the black color)

fach1werk28 Feb 2021 19:47No. I had not fully understood the base waterproofing. Various trades had applied black waterproofing material to the base in different places. I saw traces of it showing in several spots and assumed that all the necessary work had been completed. Shortly after, during an inspection of the window sills by the site manager, he pointed out that we had not applied such waterproofing to the base. He said it was specified somewhere in the details as the homeowner’s responsibility. I didn’t even know what “details” were supposed to mean, especially when insisting on exactly that word. But I got a bucket of the material and applied it.
The base paint seemed to me to be the regular facade paint in a darker shade. You had chosen the shade yourself. It is documented in your files. I was able to confirm this from my documents. Our house had to be repainted last summer due to other construction defects, and I had to prepare the tender for that work. For this, I also needed to specify the base paint. Otherwise, you could simply call your site manager again.
Best regards,
Gabriele
