Hello dear forum community,
since the first draft from the draftsman didn’t quite match my taste, I took pencil and paper myself today to create an initial sketch.
What do you think?
The drawings are oriented to the north.

Site occupancy coefficient (floor area ratio): 0.3
Floor space index: 0.6
Building window, building line and boundary: 3 meters (10 feet) distance from neighbors
Edge development: allowed for garage/carport

Roof type: open (0 to 30 degrees)
Style:
Orientation: south/west
Maximum heights / limits: eaves 6 m (20 ft) / ridge 9.5 m (31 ft)
Homeowners’ Requirements
Style, roof shape, building type: offset shed roof (14-20 degrees pitch) with east/west orientation
Basement, floors: no basement, 2 full floors
Number of occupants; age: 2; 30, 25 years old
Space requirement on ground and upper floor: approx. 170-180 m2 (1,830-1,940 sq ft) total

Guest sleepovers per year: approx. 10
Open or closed architecture: open
Conservative or modern style: modern
Open kitchen, kitchen island: open kitchen; peninsula

Terrace facing west/south; large window front with external blinds on the ground floor; daylight in the upstairs hallway

What is the most important / fundamental question about the floor plan summarized in 130 characters?
What can still be improved? Can the floor area be reduced a bit?

That can be done, but it won’t be cheap. I don’t see any major issues. The bathroom drainage on the ground floor isn’t shown (in the corner behind the front door). I would change the door swing in the kids’ bathroom, and I wouldn’t place the wall so close in front of the license plate of the S-Class. In my opinion, the “garage canopy” and the passage door are somewhat unnecessary and redundant. I assume this is without a basement (?)

I assume no basement (?)Exactly. That’s why I’m considering a larger garage (the partition wall will then be shifted 20 cm (8 inches) upwards on the plan) and a sufficiently sized technical room.
The door swing in the kids’ bathroom is a good point. I was also thinking about possibly rotating the shower entrance 90 degrees counterclockwise.

pagoni202027 Nov 2020 13:11Upstairs bathroom: as soon as you open the door, you are immediately right next to the bathtub. I think the bathroom still needs some planning adjustments and offers potential for improvement.
In the basement, I would close the passage between the garage and the utility room; I would also add at least a small shower to the guest toilet on this floor.
The technical room seems rather large for just housing equipment and is located too close to the living area. Considering its location and size, as well as its proximity to the kitchen, I would suggest swapping it with the utility room and possibly making the technical room accessible only from outside (garage).
The dressing room could become a bit dark, and do you really want an endlessly long wall of wardrobes? I would recommend careful furnishing here, since it is centrally located and a space people walk past frequently.
