ᐅ Confirmation of the Plot and Next Steps

Hello everyone,

I’m new here. My wife and I have been looking for a suitable plot of land for quite some time. We have now found a 605 sqm (6500 sq ft) plot that we like. After consulting with the local municipality, we had to submit an application for the plot. Today, we received an email from the mayor informing us that we have been awarded the plot. So far, we do not have a planned house design nor financing approval for either the land or the house. Our first appointment is on Friday at the prefab house exhibition in Erlangen. I am now wondering what the best approach is: to fully finance the land and house separately or to finance everything together.

We also have a non-binding initial meeting with Schwörerhaus next week. If I remember, I will gladly provide a brief feedback.

After having had one or two other conversations with similar providers, I would tend to say that you should budget an additional 100,000 for extras on top of the quoted price. So that the living room at least has a window and the kitchen has electrical outlets.

The promotional offers usually sound good, but the devil is in the details.

260,000 euros for a house with a basement would be very inexpensive... I would be interested in seeing the scope of work.

The brochure even lists the 19% VAT, so that adds another 3% 😱. In the end, there might even be a mention of heated blankets included... I would definitely take a close look (or have someone do it) to make sure the offer is complete and doesn’t include any surprising additional or follow-up costs. You might want to share it here, as there are plenty of homeowners with experience on this topic.

I would also be interested in the dimensions/area of the rooms. The ground floor is only 53sqm (570 sq ft), and that even includes a home office. Since Schwörerhaus is not exactly a low-cost provider, I have my doubts whether you might be better off going elsewhere.

No, what matters is the handover date, and that definitely won’t happen this year. So it’s correct to list 19% VAT 😉

We visited this week and were immediately handed the scope of work. The electrical fittings are definitely not bad. Personally, I don’t really see why I would need 12 power outlets in the living room right now.

In the scope of work description, I also can’t find anything missing, except for the land surveying and soil analysis... I’d rather not share the offer publicly here. Maybe someone can advise me via private message :-)
