my husband and I are looking for a reliable home builder in the Lower Rhine region!
What factors did you consider when choosing? Who has the best plot of land? Price?
Was the builder’s personality important? We have already contacted a few but feel a bit lost and don’t want to make the wrong decision. That’s why I’m interested in what convinced you to build with THAT particular builder! Somehow, all the offers seem quite similar, especially when working with a fixed and not very high budget... (max. 220,000 euros including the plot)

For 220,000, you won’t get a house and land. Unfortunately... sorry!
You can read this on almost every page in this forum. And it’s not only here in the forum that people know, for example, the land prices... on top of the house costs, there are additional building-related expenses... but why am I explaining this: you can browse a forum yourself anyway 🙂

The "well-known" listings are a topic on their own; get the building specifications including contracts sent to you once, and then you will understand why they are offered so cheaply.

Such offers are definitely not final prices.
I would recommend simply approaching such a provider and asking for the final price calculation—including all potential additional costs. Keep in mind that providers often calculate incompletely.
Also, clarify which capital is fixed and why only the specified amount of capital is available. There might be a misconception or it may simply be impossible to finance a new build based on the income.

recommending a construction company is difficult. In any case, don’t be misled by appearances, whether it’s about the contact person, website presentation, scope of work description, etc. My only advice is to visit reference projects and speak directly with the homeowners. Unfortunately, I neglected this and now I’m left alone with a shell structure in need of renovation... I could probably write a script by now... Another tip: the construction company doing the work is one thing... the other, and the one I hold responsible for all my problems, is the "contact company," which advises you, helps plan your project, and acts as your point of contact... oh no, suddenly they’re just "intermediaries" and "independent sales agents"... I’d like to name the companies, but I’m not sure if I’m allowed to do that here...
