taptap20055 May 2013 22:20Hello,
I’d like to ask some questions here.
We are planning to buy an old house on a plot of about 500 sqm (5400 sq ft). It will cost us around 100,000 (100k), but the house will probably be demolished so that a prefabricated house can be built on the land. The house dates from the 1950s, so it hardly makes sense to renovate it, as almost everything would need to be done.
We have 100,000 (100k) in equity.
Today, we looked at a model home site where almost all providers were offering prefabricated houses. We can’t decide whether to build a single-family house or a duplex (semi-detached house) with my brother.
What is financially cheaper?
How much should I expect to pay for my half of a duplex?
What do you think about prefabricated houses? Or should we build a solid (conventional) house, which is certainly more expensive?
We have many other questions because we really have no experience and are increasingly worried and uncertain about making the wrong decision.
We would greatly appreciate any answers and thank you in advance!

Your questions have been answered many times before.
In terms of price, savings with a semi-detached house usually come from a smaller plot of land or if the construction company leaves out the party wall. My prefabricated house provider builds each semi-detached house as if it were a detached one.
So you might save a few windows.
Regarding the choice between solid construction and prefabricated building: a good prefabricated house costs about the same or even more than a comparable solid house.

We are about to buy an old house standing on a plot of about 500 square meters (approximately 5,380 square feet). It will cost us 100,000, but it will probably be demolished so that a prefabricated house can be built on the plot. The house dates back to the 1950s, so it hardly makes sense to renovate it because almost everything would need to be redone. It sounds like you might be underestimating the cost of demolition and a complete rebuild. I strongly doubt that demolition and rebuilding will be cheaper than a full renovation, provided the structure is in a reasonable condition.
In March, you mentioned a 1000 sqm (10,764 sq ft) leasehold plot with a house from the 1950s.
How much longer does the leasehold last? (for a house from the 1950s)
What conditions apply then? It’s probably very cheap now, but the ground rent will be adjusted later. Have you looked into the leasehold laws? There might be requirements regarding the existing building or new construction...
