Hello everyone

After purchasing a plot of land in Neuhofen, Rhineland-Palatinate, we would like to build an extension onto an existing semi-detached house.

We are now looking for a general contractor.
I would be very grateful for any experiences and advice you can share.

Hi
No, there wasn’t a specific date set when we signed the contract.
That depends on various factors.
We waited a long time for our building permit / planning permission.
I would have to estimate when the architect got in touch.
I think it took about 6 weeks.
But it felt very long to us.
Right after signing, enthusiasm is very high, and you would ideally want to start immediately.
Yes, there is a completion date.
8 months from the start of construction.
Although various factors also play a role there.
One year interest-free period.

Thanks! When was your first payment due? Right after signing? Our advisor said it’s 2% of the purchase price.
The interest-free period is a tricky issue for us. Our builder is already fully booked for this year. So the earliest construction start is next year, of course depending on the weather. We’ve already been to two banks—none offers an interest-free period longer than 12 months.
Have you already done the bathroom and tile selections?

The commitment interest is a tricky issue for us. MW is fully booked this year. So construction start is at the earliest next year, weather permitting of course. I’ve already been to two banks; they don’t offer more than 12 months of interest-free period.

I think the first payment was due right after signing or when submitting the building permit application.
I’m not completely sure about that.
The commitment interest usually applies for 12 months.
I’m not very familiar with that.
We have completed all the selections.
Best regards

My girlfriend and I are currently looking as well, but we also need a building plot that is not directly on the B10 or other busy country roads, yet not completely out of the way either – we both work right in LD.
So far, we have had an appointment with Town & Country, but I also want to schedule one with Creativ Massivhaus. With Town & Country, it seems to depend a lot on the builder itself. The next one available here has really poor reviews. We drove out to the Palatinate Forest to see another builder, and at least the initial meeting was good and friendly.
May I ask how much your houses are supposed to cost per square meter?
Since Friday, I have been reading many topics in this forum and getting more and more “great ideas”… although the budget is quite tight – especially due to the land costs here.

I will now also add MW to my list of potential builders.

Since Friday, I’ve been reading through many topics here in the forum and keep getting more “great ideas”... yet the budget is quite limited – especially due to the land costs here.

As another possible developer, I’m now adding MW to the list.

I still need to calculate the exact price per square meter.
But you can’t generalize that.
Other factors play a role in my opinion.
Ventilation system or not, electric shutters, external blinds, heating...
I can give you the tip to compare all the detailed building service descriptions.
It’s an advantage if you know early on what you want.
We were at Town & Country in Ludwigshafen.
They were very nice too. At first appointments, 99% of all developers were very accommodating.
I also found Kreativ great.
Especially, I liked their list of reference projects.
I’ve also spent nights here in the forum. I believe there is a thread for every problem. And if not, you just start one yourself.
Good luck with your search for a building plot. Keep me updated. I’d be interested to hear how you decide and what you think of the different builders.
Best regards

The closest one here doesn’t have good reviews. We drove to one in the Palatinate Forest area, and at least the initial meeting was good and friendly.

I think it’s more common to calculate or compare based on the gross volume rather than the living area.

I have been following this forum for a while as we plan to build on a plot of land in Heidelberg.

Has anyone had experience with a company in Heidelberg or the surrounding area?
