I have noticed the following on our north-facing facade.
If you look closely, the floor and ceiling slabs of the different stories show through the facade.
They appear as grayish horizontal bands.
The facade is otherwise in good condition. The building is only 4 years old.
Does anyone know about these features?
Thank you very much

This is quite common. Often seen with monolithic construction (Poroton, aerated concrete) and then EPS insulation directly plastered onto the concrete ceilings. Different levels of moisture, especially in autumn and spring, cause darkening. Thank you very much, Lumpi.
Is there anything that can be done about this? Or is it normal for this combination (Poroton + concrete ceilings)?
Could this cause further moisture problems if nothing is done?
Would this be considered a construction defect that can be claimed? Or is it a normal issue?
Thank you very much for your information.

No, you can only take preventive measures. There are shell elements from manufacturers (e.g., search for Poroton edge shell elements) that prevent this, but they are more expensive.
However, nothing really happens; it’s mostly just a visual flaw. Yes, we used those, so you can’t see anything. But especially in the first year after construction, you can clearly see all the individual bricks. It’s probably due to moisture. I’ll have to monitor whether it still looks like this after a few years.
But where exactly do you see a defect? Are you experiencing any issues like mold?
