We have been looking for a plot of land in the greater Nuremberg area for quite some time. During our search, we came across the land services or land brokerage offered by various (prefabricated) home builders.
I have read in several threads that these services, which are tied to house contracts, can be very problematic. My question is whether anyone has had success with these services—in other words, has anyone really found a good plot at a reasonable price that they couldn’t have found themselves online?

Apparently, there are standard search criteria that almost everyone uses. Sometimes it makes sense to break away from those, because when you look closely, the situation might not be as bad as it seems.
Our house was in a village with a great sunny plot. The distance to the train station was about 12 kilometers (7.5 miles; regular stops there). Friends lived in that town. They needed 8 minutes to get to the station, and I needed 15 minutes (straight on a country road). They had a very small plot for double the price.
For me, that was always the better decision.
Fine and well. Everyone has their reasons, I have a 70-year-old mother who I don’t want to burden with driving for every small grocery trip. But this doesn’t address my actual question. As I mentioned, I haven’t found anyone in all the threads who had success with a land service. Is there simply no one, or are only negative experiences shared in these forums?

- You didn’t mention the mother.
- The property would have to be within absolutely walking distance to the supermarket for elderly people to really take that into account.

Strahleman7 Oct 2020 12:15We had looked at Langenzenn back then. Unfortunately, the new development area (Klaushofer Weg) is quite close to the B8 road. Here, plot prices were around €180,000 for approximately 450-500 sqm (4,840-5,380 sq ft).
€170,000 is really not much in the metropolitan region, especially if you need good train or bus connections.
