Hello Homebuilding Forum,
We are more or less about to start the project, and finally, the surveyor has sent the data to our architect.
Now we have a problem with the reference height: our building plot starts 7m (23 feet) from the property boundary, and according to the architect, the bottom edge of our garage is at about 4m (13 feet) elevation. This makes it impossible to create a reasonable driveway directly into the garage, as the slope would be around 50%.
Do you have any suggestions on how to keep this within a sensible range without having to create switchbacks for the garage entrance?
I have attached the architect’s drawings.
Thank you very much and best regards, Anson

I am thinking of the solution just as I have already drawn it,Yes, of course, open parking spaces are also possible ...Anson Argyris schrieb:
The uncertainty is due to the retaining wall and the later approval of a garage or carports.... but which future carports are you referring to – where are they supposed to be located?https://www.instagram.com/11antgmxde/

Regarding a boundary garage, I would need to check how feasible it is in terms of cost, size, etc.

One (1) carport, where the two vehicles are parked. You probably mean the gray ones, so the Q5 and the (narrower) Sprinter. I interpret the building plan’s requirements more in the direction that a garage or carport should be located within the building envelope, which is allowed to be extended only in width up to the property boundary. Furthermore, I consider the plot to require an architect’s involvement, meaning that “or draftsman” is not sufficient.https://www.instagram.com/11antgmxde/

Anson Argyris3 Oct 2020 17:04How to refer to or name this is a matter of personal preference, and it is also clear that an architect must draw the whole thing. As far as I know, no one who has prepared/sketched their own building permit application/planning permission has gotten through it without difficulties.

The point is that it really should be an architect who considers the design of the house, garage, and carport. Not just a draftsman or technical staff member from the main contractor who places a standard house from their own portfolio onto a plot and simply adds a basement underneath.

He objects because the concrete contractor would then earn more and he would earn less.
Park the cars at the bottom and build an inclined elevator for heavy loads and for the case of needing to transport yourself.
A slope with a view is brilliant. Have a new design made; the first one is unfortunately unusable.

If I set the house deeper, the builder objects because of moisture issues (timber frame solid construction).
