we are planning to build a single-family house with a carport and a garage. The size is approximately 190 m² (2,045 sq ft), including a basement built as a waterproof concrete structure, geothermal heating with mechanical ventilation and heat recovery, two full floors, and a hipped roof. The flooring and sanitary fixtures will be of a good mid-range standard.
We have now received the first cost estimate from our architect of 475,000 € (euros). Additional costs will include the kitchen, furniture, landscaping, and architect’s fees.
Do you consider these costs realistic?

Our cost estimate for a similar single-family house was around €490,000 (approx. $520,000):
- 200m² (2,150 sq ft) living space, double garage
- Basement made of waterproof concrete
- Two full stories
- Gable roof, 20° pitch
- Air-source heat pump
- Ventilation system with heat recovery
- Target standard: KfW 55
- Also excluding garden, kitchen, furniture, etc.
If you are from Bavaria, the region would roughly match (Baden-Württemberg, border to Bavaria).

How is it possible that some people manage to build a 160-170 m² (1,720-1,830 sq ft) house with a basement for around €300,000? Which costs are more likely in this case?

RegardsThat depends on who you build with. If you build with your own architect, it will be correspondingly more expensive. If you build with a construction company that includes architectural services, it is usually cheaper. Optional features also have a significant impact on the price.
We asked a construction company in our town, and they told us it would be difficult to build a single-family house for around €300,000. We now have an offer from another construction company about 30 km (19 miles) away, €237,000 for a 110 m² (1,184 sq ft) single-family house, fully turnkey with a waterproof basement (WU basement) and some special features. The land and additional construction-related costs are naturally extra. I find the price fair.
The company also has offers for larger houses, for example a 155 m² (1,668 sq ft) house for €272,000, a 163 m² (1,755 sq ft) house for €289,900, or a 180 m² (1,938 sq ft) house for €330,000. All offers are for KFW 55 energy-efficient houses with pellet heating.

The house is currently in the shell construction phase, and the roof is scheduled to be done in a week or two. Therefore, I cannot say anything about the actual price yet. I believe that many of the offers you mentioned are quite tight on budget (cheapest insulation materials, roller shutters, etc.). As soon as the specifications become more customized, these prices are no longer achievable. Another important factor not to underestimate is the location of the build. Generally, building in Bavaria/Baden-Württemberg is more expensive than in northern regions.

This cannot be answered as it stands because you provided too little information. For example, is the basement designed purely as utility space or as part of the living area? Are the exterior walls plastered or clad with facing bricks? Is the architecture straightforward or does it include bay windows, etc.? And so on ....
Basically—unless you are building right in Munich—I would say that the costs for the new build only appear to be set too high; even though Bavaria is more expensive than most of the rest of the country.
I estimate the costs as follows:
City villa approx. €304,000
Utility basement approx. €55,000
Geothermal heat pump approx. €15,000 (additional cost compared to a conventional gas or condensing boiler with solar water heater and a 100 m (330 ft) borehole)
Controlled mechanical ventilation with heat recovery approx. €12,000
Detached garage 3 x 6 m (10 x 20 ft) approx. €7,000
Carport 3 x 6 m (10 x 20 ft) approx. €6,000
Total all-in approx. €399,000 – excluding painting and flooring
If the difference to your estimate includes typical additional construction costs plus painting and flooring, then the estimate is probably correct. However, I cannot assess this since I do not know your plot or its location and soil conditions. What puzzles me is your statement that the architect’s fee is still to be added on top.
As you can see, important information is missing ...!
