ᐅ Turnkey Construction or Building with an Architect?

Hello everyone,

My wife and I are finally ready to build our house. We have looked at many companies and have decided to build a solid (brick or concrete) house.
Now we are wondering whether to work with an architect or choose a turnkey solution.

What are your experiences or recommendations on this topic? Maybe you can also suggest a few companies?

Ideally, I would prefer to have a construction company, but the question is how do you find one? I’m really going crazy right now, searching and searching, and on one site company XYZ is praised while on another it’s criticized.

So, a construction manager who works together with other tradespeople!
In practice, in my opinion, this is a form of close-knit collaboration.
Because in the end, there are many points of contact instead of just one, as with a general contractor.
From my experience, there are architects who have their "preferred team," and this setup works well over the years. And if this team delivers quality work, the result reflects that.
However, this model usually only works well on a regional level.

My experience: The larger the company and the farther it is from your future home, the better the seller’s public image.
Do some research locally to find out who has solid references. Simply visit a new development area near you and, depending on how open people are, try to start a conversation.
We did the same and ended up choosing our building partner because of that.
Why look far away when the best options are so close! 🙂

No, I only have my architect as the point of contact.
The company specializes in passive houses; we are building “only” KfW 70, but the subcontractors of “my” construction company follow the quality standards (at least I hope so 😉 ). He has a good reputation in the region.

@bigblue: Just take a look around the local construction areas to see who is building with whom. Maybe there are some leads, or perhaps even a house under construction that you like?! Just ask around 🙂 In our development, people often meet by chance on weekends, so you can have a chat. Homeowners are often at their building sites on weekends 🙂

Or you could try searching online for a house building diary combined with your region or city... maybe there is something available.

Tip: a house is never built without any problems. You will always read some negative experiences. However, you need to filter that accordingly. As long as the basement is not damp and the bricks don’t fall out of the mortar, if it’s just minor issues, then everything is fine.
Our builder told us: when there are problems, you have to talk and reach an agreement. I haven’t read anything negative about ours yet, but he only works regionally anyway 😉
