Hello everyone,
what are your experiences with floor-to-ceiling windows with a fixed lower section or double doors with a French balcony on the top floor (see pictures)? The space is currently planned as one room (multi-purpose room for office, guests, play, etc., facing southwest) and should be able to be divided if needed.
Unfortunately, I have never had either of these window types in an apartment before. I would really appreciate your feedback. Should both options be roughly the same price?

I would only consider one of the options if there is also privacy screening or if you are sure it won’t be bothersome. In our residential area, 80% of the floor-to-ceiling windows have a bottom-mounted pleated blind. Of course, a pleated blind lets in more light than a wall, but we don’t really find it all that practical.
If a desk or similar furniture is placed in front of the window, cables often end up hanging in front of it, since the power outlets can only be positioned to the side.

I have the two-part version.
Plastering is indeed annoying; I need some kind of "extension" because my arm doesn’t reach all the way down, and the result is never perfect. I’ve actually gone around the house with a ladder to touch up window sills and the lower corners of the glass. But I only do that maybe 3-4 times a year.
The advantage is that the fall protection is already integrated. At the house where I used to live, safety was "forgotten" during planning. It was sometimes two stories down. When the children came along, a retrofit solution was added, which always frustrated me. They didn’t want to touch the facade anymore, so it was done on the window frames. I would never have done it that way.
Option A is probably somewhat more expensive. If cost isn’t a concern, I would recommend it. It goes without saying that it needs to be planned from the start. Option B also works, especially if you need to keep expenses down.
