Hello house-building friends,

for the planned construction of a single-family house in the Kitzingen area, I am looking for an architect who can help turn our dream home into a set of plans.

We have created our ideas about the house using a 3D design program.

If anyone has recommendations for architectural firms or design offices we can contact, please let us know.

Usually, construction companies have someone available. Can the builder not recommend anyone to you?

Do you have enough knowledge and time to manage the trades and construction supervision yourself?

Yes, my builder recommended an architect to me. However, he was also quite shocked when the offer came in at over 5,000 euros net.
Since then, we have been looking for additional quotes together with him.

Unfortunately, I don’t have enough experience to manage the construction myself.
My acquaintance (the builder) does want to support me during the project, and thanks to my work in the building materials trade, I hope to be able to rely on help from my colleagues and customers as well.

I find the 5000 acceptable. Back in 2017, a similar amount would have been expected for planning up to the building permit / planning permission stage.

I hope you haven’t estimated too tightly. During construction, unexpected costs often arise in homeowner’s units (+/-1000 Euro). At some point, you don’t even want to open the mailbox anymore. If you’re already struggling to make ends meet, it will become tight—very tight.

I’m not very supportive of entrusting the largest private investment someone will ever make to inexperienced hands. You don’t perform surgery on yourself just because you know a doctor and work at a pharmacy.
@hegi___ is currently building entirely on his own. He writes very detailed updates on the process and may be able to help you with certain aspects. Just not with company recommendations—it’s too far away.

First of all, a house is too big an investment to let an inexperienced stamp collector ruin it already during the design phase – such a person might be sufficient if you are a gifted architect yourself who just studied something else, or if you already have the experience of building two houses; otherwise, it is expensive "hard-earned" tuition. Secondly, site managers employed by contracting companies share the same title but perform a fundamentally different role. You might as well appoint a frog as the project manager for draining a swamp. Thirdly, in times of energy-saving regulations every house – explicitly not only those with mechanical ventilation with heat recovery and/or “smart” technology – is so high-tech that any neglected detailed planning results in complications and is at least visibly regretted through wet construction assemblies.

5000€ net is quite fair. I assume this includes up to and including the submission of the building permit / planning permission documents? It has the huge advantage that you separate design and construction, allowing you to obtain competitive bids based on the plans.
P.S. We have also built in the Wü area.
