for the planned construction of a single-family house in the Kitzingen area, I am looking for an architect who can help turn our dream home into a set of plans.

We have created our ideas about the house using a 3D design program.

We are looking for an architect who can review our plans and, taking into account all regulations, home installations, etc., translate our ideas into a detailed design.

When it comes to producing a drawing that is simply ready for the building permit / planning permission application, this can also be done by an architect employed by a builder, sometimes referred to in this forum as a "drawing assistant." However, this person will not create additional detail plans that are not required for the application. Those detailed plans are typically prepared by an independent architect, which adds value mainly if you also hire them to manage the construction process. The architect employed by the builder is included in the overall cost and is not expected to encourage the client to request special extras. Have you already confirmed that your plan complies with the plot of land and its development plan?

Next year we will also be building in the Würzburg area and have spent some time looking for the right architect/building company. Do you already know whether you want to build with solid construction (masonry) or timber? Or do you even have a builder in mind and only need the plans?

I’m asking because we were initially open to different construction methods and looked at both “turnkey” timber construction companies, solid house builders, and independent architects. We found that some architects specialize in one specific building method, and there are also those who only take on projects if they can handle all phases of the service.

@11ant There is no zoning plan. Until a few months ago, the area was outside the so-called development zone. Building there was not possible at that time.
Since we kept pushing, some local residents also got involved, and as a result, the municipality included the area within the development zone.

By now, there are already two new buildings in this area.

Yes, we plan to build with solid construction. Wood is not an option.
We have already found a general contractor for the shell construction. He will also support me to some extent with the other trades (construction supervision).

So I only need an architect to draw up a plan. The plan will then be signed by my contractor.
We do not want construction supervision by the architect, as it is simply too expensive!
