Hello everyone,

We have a plot of land (see site plan) and have started planning our dream house without an architect. Before we move forward in more detail, it would be great to receive opinions, ideas, and perspectives.

On the floor plan, you can see an electrical transformer to the east. It is quite tall and does not provide a pleasant view. Therefore, the utility room is planned here, separated from the house with access to the "breakfast terrace."

We are planning with the future in mind. This means we want all the essential living spaces on one level. Upstairs is for the children and grandchildren when they visit, as well as hobby rooms, an office, etc. The area above the living room is open. Downstairs, it is important for us to have separate areas. The kitchen/dining and living rooms should not be an open, connected space. We often have guests while others want to watch a movie in peace.

We welcome any extraordinary ideas. The house should be unique. But we also appreciate advice on realistic feasibility.

The house will be built as a timber frame house.

The building plan allows for few restrictions. The building envelope is shown on the drawing.

Hi,

@ypg if 160 cm (63 inches) is enough space for you to form a dance floor, then I definitely don’t want to see you dance. Seriously though, sure, it’s not roomy, but I’ve seen much bigger bathrooms. I’m still not convinced that the T-shaped layout is the ultimate solution.

And because someone will probably complain about the two doors in the bathroom again: we don’t lock them.

Stairs: 2 steps covered are about 35 cm (14 inches). With a clear room height of 250 cm (98 inches), that leaves 215 cm (85 inches). I’m 180 cm (71 inches) tall and I rarely jump 35 cm (14 inches) on my stairs. What about you?

Does everyone have a large wardrobe in the bedroom, nicely divided into women’s, men’s, and gender-neutral sections? We don’t, and that’s fine.

We have a clear approach. And yes, my husband’s underwear is with his clothes, not with mine. It’s called organization.

Well, here’s the picture again

You see... two steps are covered over. Given the steepness of your stairs, at least when I look at the length, these two steps are probably closer to 37 cm (15 inches) than 35 cm (14 inches).

Then the third step is exactly under the edge... with a clear height of 258 cm (101.6 inches), there’s still a good 200 cm (78.7 inches) of headroom... and now you come down with 180 cm (71 inches) and want to move from the fourth step to the third step, and since people tend to push off lightly, that creates a bottleneck exactly at that point.
