After a long wait, the first floor plan is ready. I would appreciate it if you could take a critical look and give me your feedback.

We would like a larger but semi-open kitchen, as we cook and/or bake daily. The children also like to help in the kitchen.

House Design
Who made the design:

What do you especially like? Why? Living/kitchen area is nicely large, lots of space for the family
Upstairs a beautiful large play hallway with additional storage space.
What don’t you like? Why?
Guest toilet door is somewhat awkward, too narrow? Hallway wastes too much space?? Where should a proper coatroom go? Entrance area is not appealing? The front door feels too small for the house, the guest toilet window does not fit visually. No idea how to improve this.
Price estimate according to architect/planner: still open / will follow once the floor plan and thus house size is fixed

The entrance is located in the kitchen. It is closed off towards the living room.

Hello, I sent some changes regarding the wardrobe and entrance area to the construction company yesterday. We will receive a revised floor plan by mid-next week, which I will gladly share here for review.

Overall, the floor plan works well. I would remove the kitchen door and redesign the kitchen, perhaps with an island or peninsula. I would also reverse the direction of the staircase. This way, you can integrate the wardrobe under the stairs, placing the built-in closet right next to the front door. This change results in much better use of space on the upper floor, which I have roughly indicated here.

I’m really impressed by how quickly you can professionally revise a floor plan. Thank you very much. It looks completely different and much better. How exactly would you plan the kitchen? We would definitely like a kitchen island, but the sink and appliances should be fixed against the wall. We had imagined the island basically as a half-room divider, but only as a workspace with drawers underneath.

A second sink and a waste disposal solution in the island are great if you do a lot of cooking and use the surface for preparing and plating food.
