ᐅ Experiences with Construction Companies in Berlin and Surrounding Areas (within approximately 50 km)

Hello,

we are currently looking for a construction company (masonry/concrete construction) to build our house. However, those we contact either do not respond or it takes a very long time to get answers. We have a preferred company from the town where we live (our first conversation was 2.5 weeks ago). Unfortunately, they have not replied for over two weeks now (they are not on vacation).

Now the question: Do you possibly know a construction company you can recommend? And is it normal for responses to take several weeks?

Read everything carefully, several times! Have your partner review it as well. Look up anything you don’t understand on the internet.
Pay attention to the term "by the builder" (bauseits), because everything that is done by the builder is your responsibility, and you have to cover the costs.

The key document is the scope of work from all the companies you are comparing. What the salesperson says only becomes binding when it is included in the purchase contract and/or the scope of work, so make sure to take notes! Obtain quotes with the same floor plan for comparability. Changes to the floor plan will come later from your side anyway. Who are you anyway? Isn’t there an initial form here with your information?

Yes, there is. We originally planned to build in 2021 but changed our minds and now want to start early next year. The building permit / planning permission application will still be submitted this year.

I have received several offers by now. As is often the case, new ideas keep coming up over time, such as the entrance area.

This week, I have two second meetings scheduled with the companies currently in second and third place on my list. The top three spots are all held by smaller companies (20–25 projects per year), but they respond very well to our requirements.

I hope to be able to commit to a builder within the next three weeks. I already commissioned the surveyor and soil report two weeks ago to make good use of the time in between.
