I’m writing because I’m feeling quite down.
My husband and I want to build a house. We already have a plot in mind. It is 400 sqm (4,300 sq ft) and located in a new development area.
Unfortunately, our budget only allows for a house costing around 220,000 euros.
So far, we have approached both solid construction (masonry) and prefabricated house companies, as well as an architectural firm and a local builder. None of them are able to build a house for this price.
We think our requirements are quite reasonable?!
Here are our details:
1 ½ stories
approximately 120-140 sqm (1,290-1,510 sq ft)
1 bathroom
1 guest WC with shower
3 bedrooms
Air-source heat pump with underfloor heating
and either an office
or a basement, but it must be built as a waterproof “white tank” (watertight concrete structure).
We would take care of painting and flooring ourselves.
Additional construction costs are not included, nor is the cost of the land.

I don’t understand why this wouldn’t be possible. Of course, Baden-Württemberg (BW) is somewhat more expensive. We want to manage with €233,000 (approximately $250,000) for the house construction including additional building costs and outdoor facilities for a KfW 70 energy efficiency standard house on a slab foundation with 125m² (1,345 sq ft).
I don’t see any difficulties here either... If you can lower your expectations a bit and don’t need new furniture, it should work out. But if you end up needing a new kitchen, then realize you have far too few pieces of furniture, and so on... that’s when it gets tight.
The outdoor work won’t fit into the budget. We really only have a little to do: one staircase, a few standpipes, a protective cover around the house, and a few square meters of cheap paving... the cheapest offer was €5000 (about $5400). And that doesn’t include a fence, lawn, or garden shed.
If we had wanted to, or rather had to, we would have taken a small 110sqm (1184 sq ft) house and paid a flat price of €175,000 (about $188,000) without floors and walls.
On top of that would come:
about €8000 (about $8600) for wallpaper and tiles,
about €2500 (about $2700) in mandatory additional costs for selections,
and about €10,000 (about $11,000) for some extras (like a ventilation system, for example).
We would still be under €200,000 (about $215,000) here.
Each higher house level would have cost about €10,000 (about $11,000) more.
Maybe you misspoke, Malo... since you are excluding additional building costs. I think for €220,000 (about $237,000) any prefab home supplier could offer you a house.
What you should keep in mind are the costs that come after the house is set up. You’ll need another €5000 (about $5400) if you want it to be livable. Think new table, a lot of lamps if you don’t already have some, mailbox, etc. Those things always add up in hundreds of euros or more.

Report 1200 meters (3937 feet) of wallpaper on walls and ceilings, painted twice.... Maaam!!
If anyone is looking for someone to do this, they better run far away... I’m definitely not wallpapering again anytime soon...
