Hello everyone,
After quietly following this forum for a long time, I have now registered and would like to hear your opinions on our current planning status. The plan is to live in the house for about 15–20 years and then sell it.
So, here we go!
Development Plan / Restrictions
Plot size: 620 m² (6676 sq ft)
Site coverage ratio: 0.4
Floor area ratio: 0.8
Building envelope, building line and boundary: 12 m x 14 m (39 ft 4 in x 46 ft)
Number of parking spaces: 1 plus 1 garage
Number of stories: 2
Roof type: pitched roof
Orientation: north
Additional requirements: drainage ditch in front of the building envelope on the south side, 3 m wide (10 ft), with a planned 4 m wide (13 ft) crossing
Client Requirements
Style, roof type, building type: urban villa
Basement, floors: no basement, 2 full stories
Number of occupants, age: 4 persons – 40, 41, 14, 14 years old
Guest bedrooms per year: none
Conservative or modern construction: modern
Open kitchen, kitchen island: kitchen island, semi-open with sliding door to dining area
Number of dining seats: 8
Fireplace: yes, as a room divider between living and dining
Music/sound system wall: no
Balcony, roof terrace: yes
Garage, carport: yes
Utility garden, greenhouse: no
Additional wishes / special features / daily routine, also reasons why this or that should or should not be included

Large living area and master bedroom with walk-in closet and bathroom

Preferred heating technology:
No preference, but if the combination with subsidies and so on is right, a geothermal heat pump would be welcome again. Otherwise, price-performance ratio should be good.

@idasb79, you really need thick skin here. If we ever manage to get a building plot, I expect to be torn apart. Until then, I have to settle for adding my two cents to other people’s discussions. Unfortunately, I’m not a floor plan expert who can just sketch something quickly. But there are a few things I want to mention:
- In the master bathroom, I would add a small window on the right side of the plan. Otherwise, the toilet area is quite dark, which I don’t like. Also, how high will the walls in front of the shower and toilet be?
- Similarly, the kitchen feels like it has too few windows for such a large space.
- I find 15sqm (160 sq ft) for the children’s rooms completely sufficient. Personally, 220sqm (2,368 sq ft) for the whole house seems huge. I think I would have placed the study downstairs and reduced the overall size of the house a bit. As someone already mentioned, three bathrooms with showers are really a lot. You could probably do without the downstairs shower without losing comfort.
- I would also convert the TV corner into its own separate room.

The attentive reader may have noticed that both children are 14 years old, but what is not known is that one who would have been 14 today is unfortunately no longer with us. The birth of the triplets was the reason why we had to sell our apartment and buy a house. That is a heavy blow of fate, and I can well understand that after such an experience, one’s priorities differ from those of some narrow-minded people here who see housebuilding as the fulfillment of their life’s happiness.
I can’t say anything about the floor plan either, but I wish you the best of luck with the design.

Unfortunately, I can’t say anything about the floor plan, but I wish you good luck with the design. No one is saying that. There are just many who are surprised by how unemotional people can be about their own home.
