We want to start planning our new house next year.
We have put a lot of thought into the design to achieve a layout that works well for us.
The main living area will be on the upper floor with 150sqm (1,615 sq ft), while the ground floor will only have guest rooms / office.
The technical equipment will also be located on the upper floor.
Plot size about 9000m² (2.2 acres)
Kitchen/living room/bedroom face south.
What we don’t like yet is the kitchen and the fact that when you enter the living room, you directly face the TV wall, even though everything will be recessed into the wall.
Development Plan / Restrictions
The property is in an outer zone, so everything requires special permission.

Hello, it took me some time to get my bearings on the ground floor. What is that to the right of the stairs on the plan? A large plant and something with water above it?
What are the dimensions? And where exactly is the entrance? At the top center of the plan or on the left near the WC? Help
I would add a window to the dressing room, the kitchen seems a bit tight. But that might be misleading.

Don’t laugh, the green circle is the Christmas tree.
The blue things are the dryer and washing machine, located in a built-in cabinet.
Around the kitchen island there is at least 1.4 m (5 feet) of space on every side.
On the front side, six tall cabinets are recessed into the wall.
There can be no window in the walk-in closet because the pipes for utilities run through there (water, heat pump, electrical, etc.). We also do not want a window there.
Exactly, the guest bathroom is on the left, then the entrance. The brown area is a cabinet and bench, measuring 3.4 m x 0.7 m (11 feet 2 inches x 2 feet 4 inches).
