Hello everyone,

We have a plot of land (see site plan) and have started planning our dream house without an architect. Before we move forward in more detail, it would be great to receive opinions, ideas, and perspectives.

On the floor plan, you can see an electrical transformer to the east. It is quite tall and does not provide a pleasant view. Therefore, the utility room is planned here, separated from the house with access to the "breakfast terrace."

We are planning with the future in mind. This means we want all the essential living spaces on one level. Upstairs is for the children and grandchildren when they visit, as well as hobby rooms, an office, etc. The area above the living room is open. Downstairs, it is important for us to have separate areas. The kitchen/dining and living rooms should not be an open, connected space. We often have guests while others want to watch a movie in peace.

We welcome any extraordinary ideas. The house should be unique. But we also appreciate advice on realistic feasibility.

The house will be built as a timber frame house.

The building plan allows for few restrictions. The building envelope is shown on the drawing.

I would have already said something if there were compressed information... I don’t want to constantly check pages regarding the property, now I’m reading something about an electrical cabinet.
I give up.
About the design: a house plan is not perfect overnight – this one has an initial idea to build on. In my opinion, it is quite amateurish. Not well developed.

Hi, the thing about the electrical cabinet was already mentioned in the very first post. In between, I also posted a link to an identical model to give an impression, but it was edited by the admins.

I have also shared the plan once before, but that post was deleted as well. For whatever reason. I am attaching it here again.

The requirements have now been thoroughly discussed and are well known.

Floor plan: house on the left, garage, large green interior area 15×13 m (49×43 feet), surrounding gray areas.

@Alessandro These are minor details in the room layout that I don’t like. But that’s a matter of personal preference:
- Bedroom adjacent to the utility room wall due to noise from the utility room
- Kitchen located in the middle of the house
- Overall, it feels too “open” to me, with too few fully enclosed rooms. It reminds me a lot of HUF.

I would have already addressed this if there were some clear information... I don’t want to constantly check different pages about the plot, now I’m reading something about an electrical cabinet.

Regarding the design: a house plan doesn’t come together overnight – this one has a basic initial idea to build upon. Poorly executed in my opinion. Not well thought out at all.

Stairs... either a stringer staircase, where the stringers are covered near the entrance hallway at the bottom and near the utility room at the top, but I would prefer a folded-beam staircase.

Where will the main terrace be located?
Where is north?
Is the black spot on the right the electrical cabinet?
A house from HUF is not defined solely by the floor plan, although I would move in there immediately... into the HIUF house.
You really need to add more details to the drawing. Just do it by hand and label: north arrow, street, terrace, dimensions, correct doors and windows, furniture. It won’t work like this.

This statement, which is probably intended mostly as a compliment, sounds to a Stommel Haus fan almost as if it were something improper—somewhat like "bourgeois" was for the 1968 generation.

I have two options: 1) draw in the free online tool without dimensions, or 2) post the planner’s drawing. Anything else would mean printing it out, marking it up, and scanning it. I don’t have a printer (I live paperless and prefer it that way) nor a scanner.

Yes, bottom = south = street. The terrace will be planned somewhere on the remaining plot once we have lived there for a year and know when and where the sun shines, independent from the house.

By the way, I like HUF. Friends work there, I am familiar with the houses, I know the HUF village, etc. It’s just not really my personal taste.
