ᐅ Confirmation of the Plot and Next Steps

Hello everyone,

I’m new here. My wife and I have been looking for a suitable plot of land for quite some time. We have now found a 605 sqm (6500 sq ft) plot that we like. After consulting with the local municipality, we had to submit an application for the plot. Today, we received an email from the mayor informing us that we have been awarded the plot. So far, we do not have a planned house design nor financing approval for either the land or the house. Our first appointment is on Friday at the prefab house exhibition in Erlangen. I am now wondering what the best approach is: to fully finance the land and house separately or to finance everything together.

For us, it would be 9 km (5.6 miles) outside of Schweinfurt. Whether there is a building obligation or similar will be clarified next week during a phone call with the responsible mayor.

It is true that our planning is a bit tight. We prefer to start deeper because the costs will naturally increase otherwise.

Good morning everyone,

On Friday, we visited the Erlangen prefab house exhibition at Fingerhaus. It was a very pleasant conversation. The sales representative explained everything to us in detail and noted our requirements. We will receive offers with different floor plans in about 14 days.

Update:

Attached is the site and property plan. The mayor of the municipality mentioned today on the phone that we can deposit a 500 Euro (about 530 USD) refundable deposit on the property to reserve it for us, which will then be deducted from the purchase price. Since the land is heavily overgrown, they are willing to sell us the property at the official land value without any additional surcharge.

The consultant from Fingerkaus said on Friday that building with a basement is not necessarily required, even though the house is located on a slope.

However, he seems to have lost touch here, considering the 10 m (33 feet) elevation difference of the plot, with 4 m (13 feet) just within the building zone.

That's true, he’s right. You can simply anchor the foundation slab into the hillside. Who needs a flat garden at the back of the house when you can have a rock face instead?!
