Hello everyone,
We have a plot of land (see site plan) and have started planning our dream house without an architect. Before we move forward in more detail, it would be great to receive opinions, ideas, and perspectives.
On the floor plan, you can see an electrical transformer to the east. It is quite tall and does not provide a pleasant view. Therefore, the utility room is planned here, separated from the house with access to the "breakfast terrace."
We are planning with the future in mind. This means we want all the essential living spaces on one level. Upstairs is for the children and grandchildren when they visit, as well as hobby rooms, an office, etc. The area above the living room is open. Downstairs, it is important for us to have separate areas. The kitchen/dining and living rooms should not be an open, connected space. We often have guests while others want to watch a movie in peace.
We welcome any extraordinary ideas. The house should be unique. But we also appreciate advice on realistic feasibility.
The house will be built as a timber frame house.
The building plan allows for few restrictions. The building envelope is shown on the drawing.

I wouldn’t do it myself, but that’s just not a problem for him. Of course, everyone can decide for themselves. In the end, I don’t really care how he builds his house, and if he’s happy with it, it would be unwise for him to let me or anyone else here convince him otherwise.

For me, this discussion is like trying to explain to my 8-year-old niece that the self-made ashtray isn’t nice or practical. And she asks why... because you can put ashes on it. There’s no need to try to straighten the ashtray again…

You also don’t have to try to straighten the ashtray again afterward… That’s exactly what we did. We wrote down all the requirements (!) and sent them to planners from three different home builders. Only Stommel Haus came back with a design; the other two just sent the floor plan of one of their standard models, which didn’t fit at all. The Stommel Haus design corresponds about 80% to what has been discussed here (visible in #25 here).
I want to understand why other floor plans you posted are considered “better.” Is there a technical reason? Are there processes that function better in everyday use (which ones)?
When someone makes something available for criticism to many people, I would say:
- I don’t like it → that is subjective and not up for discussion
- It’s bad → then I can also justify it, because that is an objective assessment. This is exactly what I am missing here (apart from the discussion about access to the bedroom, there must be much more that makes the somewhat awkward floor plan by Rensch-Haus “better”).
