Hello everyone,
We have a plot of land (see site plan) and have started planning our dream house without an architect. Before we move forward in more detail, it would be great to receive opinions, ideas, and perspectives.
On the floor plan, you can see an electrical transformer to the east. It is quite tall and does not provide a pleasant view. Therefore, the utility room is planned here, separated from the house with access to the "breakfast terrace."
We are planning with the future in mind. This means we want all the essential living spaces on one level. Upstairs is for the children and grandchildren when they visit, as well as hobby rooms, an office, etc. The area above the living room is open. Downstairs, it is important for us to have separate areas. The kitchen/dining and living rooms should not be an open, connected space. We often have guests while others want to watch a movie in peace.
We welcome any extraordinary ideas. The house should be unique. But we also appreciate advice on realistic feasibility.
The house will be built as a timber frame house.

But: at least with a 50% probability, your position might be just as flawed as others here are telling you. Since you seem to be almost the only one supporting your position A while multiple people independently support position B, it is much more likely that position B could be correct. At the very least, you should give it more consideration and rethink your own position A instead of feeling offended or mistreated. BECAUSE: You are here to hear these opinions, not to receive praise.
In your original post, you basically wrote (correct me if I’m misrepresenting this) that back then, at Stommel Haus, the architect didn’t have good ideas and you were dissatisfied (yet you still built with them??). Now, many years later, although you were unhappy with that outcome, you went back to the same company and again report that nothing reasonable comes from the architects; still, you stick with this company and dismiss all other suggestions for floor plans or builders here in the forum as inappropriate, “unobjective,” or “lacking flair.” I believe you tend to be quite rigid (which isn’t necessarily bad) and you’re looking for someone (including now the second architect) who will build EXACTLY as you instruct, even if many consider it nonsense and nonfunctional. The floor plan you consider optimal, where you would have to constantly walk outside around the house in a raincoat because the WC or bathroom is occupied in order to reach the adjacent bedroom in your large house, should clearly indicate to you that you are on the wrong track. Yet, after you corrected that nonsense in your planning, you explain that the previous foolish layout was actually better (see raincoat example).
To me, this sounds like a wrong-way driver complaining about the many oncoming cars—sorry. We might both be a bit older by now, which gives us the right (or lets us take the liberty) to be somewhat eccentric compared to others. Still, we should be aware of this and our limitations, and listen to expert and especially neutral advice, even if it doesn’t fully suit us. I am not an expert in floor plans and cannot draw, so I happily accept help. You very clearly have no understanding of functional floor plans and should acknowledge this more readily and seek help rather than feeling offended and denying the constructive intention of forum members to improve your poor floor plan.

I would like to disagree with you on a few points and clarify some things:
- We want to build with Stommel Haus because, besides the design, the concept and execution are extremely important. Stommel Haus suits us better in these aspects than any other manufacturer we have seen. Additionally, the regional proximity makes us prefer building with Stommel Haus.
- The planner from Stommel Haus supports our project and thinks it is a good idea. It is here in the forum where I receive a lot of criticism. If I didn’t take this feedback seriously, I would blindly build with Stommel Haus. But since I value the experience shared here and know how prone to errors Stommel Haus’s planning can be, I question the project based on the forum’s input.
- It may be true that things were initially very rocky with sciliar and the forum. However, it would be nice if the discussion could return to a more factual level. Telling me repeatedly that it’s all rubbish doesn’t help me. I am aware of that by now. However, I also don’t like the floor plans that I have seen, as they do not meet our expectations at all (which are certainly diverse but basically clear). If you look at the supposed contradictions and think about them for a minute, they fall apart. I have explained this several times here already.
- The same applies to the bedroom exterior door. The emergency is not the bathroom being locked (because that almost never happens), but that the smoke detector in the hallway goes off.
- I am happy to accept suggestions for improvements. But comments like "it’s all rubbish" don’t help me. And if the only improvement suggested here is better connecting the bedroom to the hallway (through the dressing room), then – sorry – our floor plan is already quite good. However, that doesn’t match the blanket statements made here.

Alessandro27 Jul 2020 11:41I would consider connecting the guest bathroom to the master bathroom (separated). This would save you plumbing and the distance from the living room and dining area would be shorter. I would also do without the two doors near the kitchen and living room.

For example, you have a 13 m² (140 sq ft) living room with a large sofa placed in it. However, such a sofa will not easily fit there, especially not with such a relatively large distance to the TV.
