Hello dear forum,
We are about to finalize our financing.
However, it seems that the kitchen will likely not be accepted.
Is this different from bank to bank?
We would like to include it in the main loan.
What options are available? Are there any at all?
I hope you can help.
Best regards
Steffen

As mentioned, the issue is that the bank would not cover a fitted kitchen if we submitted the invoice for it. It is not about being unable to finance more than amount x!

Which bank still adds some extra funds available at your disposal? We’ll go with that one!Every bank does! They just call it differently. Instead of declaring $100,000 equity, you just state $75,000 and get an additional $25,000 financing. Completely normal.Equity substitution. And with good credit scores, any regular bank (harder with direct banks since it’s not straightforwardly processed through their systems) will also release funds for free use.
A few weeks ago, I had offers from Deutsche Bank and from a cooperative bank—money that I will use for renovation after the purchase, but that is immediately paid out as freely available (with enough equity invested at purchase so that the banks don’t care at all about the renovation). I could even buy a sports car or throw a lavish party.
Well, if I state 75k instead of 100k, I keep the difference and can use it as I want.
But that doesn’t mean the bank gives me money to use freely.
This isn’t about loan-to-value ratio or equity.

We are financing through Commerzbank. Kitchen, dining table, and a few wardrobes were no problem. Thanks for the info.
Is this recent or from some time ago?
