Hello dear forum,

We are about to finalize our financing.
However, it seems that the kitchen will likely not be accepted.
Is this different from bank to bank?
We would like to include it in the main loan.
What options are available? Are there any at all?
I hope you can help.

Best regards
Steffen

That could be an option, but I’m not sure if we would get another loan since the large one is already recorded in the credit bureau.

What kind of "opinions" are you expecting? Everything has already been said. Maybe other banks handle it differently. You won’t be able to convince your current one.

Uh, because there are usually many options that you haven’t heard about yet? That’s exactly what the forum is for.
I’m not saying their opinion is wrong or stupid!

I would actually just ask the kitchen studios directly. This is a very common issue. When does anyone install a new kitchen (and maybe their first one NOT from Ikea)? Exactly, when they are building or buying a house. You’re definitely not the only ones considering financing it as well.
I also don’t know how serious the “big” loan is in the Schufa report. Credit entries are not necessarily negative by default. As long as a loan is being serviced properly, it can even reflect positively on your creditworthiness.

I find it hard to believe that having a mortgage recorded with Schufa would be a reason to be denied additional loans. Otherwise, homebuyers wouldn’t be able to finance cars, while renters could.

Is there no equity share? You could, for example, use a smaller amount of equity and then pay for the kitchen from the equity.

It is always a dilemma, which is understandable from the bank’s perspective. It is a movable item and does not increase the property’s value.

We prefer not to, as it is used for other purposes.
