Hello!

I just read an advertisement for a plot of land, and it included the following information. What does that mean in simple terms? Will the basement walls get damp, or do I need to insulate them extensively and expensively?

"The soil consists of cohesive material and is partly sandy and gravelly. No groundwater or perched water was encountered during the investigations. The finished road elevation is planned between 322.5 m and 323.5 m (1059.6 ft and 1063.3 ft) above sea level. Groundwater is expected only at depths of 4.5 to 5.0 m (14.8 ft to 16.4 ft) below the finished road level at the earliest. However, seasonal fluctuations may cause varying amounts of perched water to flow in."

Plan on at least 50,000 if your semi-detached neighbors go along. Plus additional finishing on top. If not, it will need to be managed in stages, and costs can reach six figures.
Whether you have 100% financing or not, if the budget is already tight, then cut the basement. Mostly, it is used only as storage space anyway, or you have enough cash available. The attic is much better suited for this purpose.

Regardless of 100% financing. If your budget is already tight, then skip the basement. Mostly, it’s only used as storage anyway, or you have enough cash to cover it. The attic is a much better option for that.

Thanks!

The idea will probably be dropped.
