Otherwise: The utility room, hobby room, and WC could be arranged differently so that the WC also has a window.
The bedroom layout could be changed along with the walk-in closet, which would be more advantageous. It would also be more practical to move the child's room to the back and have some space between the parents’ and child’s rooms. The closet arrangements in the hallway/foyer/entrance area (why this unnecessary space?) don’t seem logical to me, and if there are closets there at all, I would place the hallway closet closer to the entrance. Overall, I find the total area too large and unnecessary.
Also, making a full 360-degree turn to get to the pantry seems unnecessarily complicated.

I’m not quite following: a redesigned entrance area – by the way, the example photo shows a completely different house style – would "raise the right section" and make the terrace "larger" – but wouldn’t it be the other way around? Also, the orientation is missing (the top of the plan is hardly north, as you wouldn’t usually roof a terrace there) – so it’s difficult to assess what larger windows in the dining area would achieve. @11ant We are getting quotes based on the same floor plans to ensure a fair comparison. No mixing apples and oranges. Then, we create an Excel spreadsheet and evaluate objectively based on various criteria:
- Materials
- KfW 55 standard or higher
- Fixed price and construction time guarantees
- etc.
Part of the terrace (south side) will be covered. That doesn’t mean the terrace can only be in the upper right corner.
@ypg We can only build 14m (46 feet) wide, actually a bit narrower. This one is about 12.5 x 12.5m (41 x 41 feet). We will take a closer look though.
