Hello,

we are currently looking for a construction company (masonry/concrete construction) to build our house. However, those we contact either do not respond or it takes a very long time to get answers. We have a preferred company from the town where we live (our first conversation was 2.5 weeks ago). Unfortunately, they have not replied for over two weeks now (they are not on vacation).

Now the question: Do you possibly know a construction company you can recommend? And is it normal for responses to take several weeks?

Create an Excel spreadsheet listing all the trades, from earthworks, construction access road, structural work, up to wallpapering, terrace, moving, paving paths, fencing system. Enter your planned quotes from the suppliers and compare them. During the construction phase, we also recorded the invoices there, so now we have a very accurate understanding of our costs. For example, electrical work: planned budget was 7,000€ (about 7,000 dollars), our preferred version came to 15,000€ (about 15,000 dollars), and upgrading to KNX automation can increase that to 50,000–100,000€ (about 50,000–100,000 dollars). The 30,000€ (about 30,000 dollars) difference reflects quality and scope — this is not a lottery win to be spent multiple times. Have fun planning and comparing. Regards, Nida35a

Briefly, what I have kept:
Control via touchscreen and app:
- Underfloor heating
- Alarm system (including information about window/door openings)
- Compatible with Google and Alexa
- Operation/monitoring of the roller shutters
It’s basically an "add-on module." If it fits within the price, I will look into it further.

I received one for the construction of the bungalow, including which systems will be used. It depends on whether you want to build to KFW 55, 40, etc. The scope of work for the bungalow is 20 pages long. Among other things, it included the following:

- Ground slab (including waterproof concrete, with a 22cm (9 inch) thick capillary-breaking layer of gravel-sand mix underneath)
- Exterior walls (24cm (9.5 inch) hollow bricks + 12cm (5 inch) insulation + 2cm (0.8 inch) plaster)
- Windows (fiberglass; certified for passive houses; manufacturer Brömse)

Yes, I’m familiar with the device. It costs 300 euros. An extra 12K is quite steep. Sure, there’s more included like the “fancy” touchscreens and so on, but still.
