ᐅ Experiences with Construction Companies in Berlin and Surrounding Areas (within approximately 50 km)

Hello,

we are currently looking for a construction company (masonry/concrete construction) to build our house. However, those we contact either do not respond or it takes a very long time to get answers. We have a preferred company from the town where we live (our first conversation was 2.5 weeks ago). Unfortunately, they have not replied for over two weeks now (they are not on vacation).

Now the question: Do you possibly know a construction company you can recommend? And is it normal for responses to take several weeks?

I think this is simply a situation you have to accept these days. Many people are building, and especially around metropolitan areas, general contractors are completely booked up.
I don’t have a specific recommendation, as I’m just getting started myself. I have found a general contractor who responds, but first, they mainly operate in the eastern part of Berlin, and second, I can’t fully recommend them yet because I find their pricing somewhat unclear. However, I have reliable information that the construction quality is good, so I remain optimistic.
But you might want to try contacting Almondia. There’s also a thread here in the forum where I’ve shared my (brief and incomplete) experiences.

Thanks for the tip. I’ve done some research online and contacted several construction companies now. So far, about 10. Let’s see which ones lead to appointments.
I’m also interested in Richter-Haus, for example, since they have built several houses in the town where I want to build, and the residents seem satisfied. Unfortunately, they first require a complete floor plan from an architect before scheduling a meeting.

We already have prospects for very favorable financing (1.1% effective interest rate) with our home bank (let’s see how long that offer lasts), but the construction company is still missing...

This might be where the problem lies: if your inquiry even remotely suggests that it was sent to nine other companies as well, I would not expect much response.

Try to change your perspective: imagine you are me, and the question does not come from you, but from the construction company. Then you would recommend clients who don’t approach the company with cold calls—possibly even by email—but who make personal contact first and only after a conversation submit a detailed project inquiry. Thank you for your response. The cover letter is kept brief. In summary:
- We would like to have a single-family bungalow built with approximately 140 sq m (1507 sq ft) of living space.
- Land is available (size and location provided).
- Request for a consultation appointment.

What else should I include?

There is some truth to that.

My current general contractor also didn’t respond to my email inquiries. They receive dozens of requests like that every day, so why would they respond to yours first? Especially when the message is so brief.

In my case, I ended up calling so often that the office assistant probably felt uncomfortable putting me off and must have given the sales manager a heads-up (haha).

In your situation, you could already send the site plan and your general ideas, but then make sure to call right away, refer to your email, and politely follow up.
