We have a plot of land (see site plan) and have started planning our dream house without an architect. Before we move forward in more detail, it would be great to receive opinions, ideas, and perspectives.
On the floor plan, you can see an electrical transformer to the east. It is quite tall and does not provide a pleasant view. Therefore, the utility room is planned here, separated from the house with access to the "breakfast terrace."
We are planning with the future in mind. This means we want all the essential living spaces on one level. Upstairs is for the children and grandchildren when they visit, as well as hobby rooms, an office, etc. The area above the living room is open. Downstairs, it is important for us to have separate areas. The kitchen/dining and living rooms should not be an open, connected space. We often have guests while others want to watch a movie in peace.
We welcome any extraordinary ideas. The house should be unique. But we also appreciate advice on realistic feasibility.
The house will be built as a timber frame house.
The building plan allows for few restrictions. The building envelope is shown on the drawing.

With all these certificates, calculated values, and other must-haves, you almost feel ashamed to walk into a perfectly ordinary, nice home.
He seems to build lovely houses, hopefully everything is reliable and certainly complies with legal requirements.
If I like it and feel comfortable, I don’t even want to know which standard, DIN norm, or anything else was applied.
In my opinion, people handle too many technical details here, as if it’s impossible to do otherwise or you’d be completely lost without them.

Also, there is only a small living area with a TV on the ground floor. Life happens downstairs, while watching TV in peace takes place upstairs.
Suggestions for improvement are very welcome. Comments are also appreciated as long as they are well-intentioned.

Tell your planner to include measurements, otherwise it’s a bit difficult to assess.
It seems there are no load-bearing walls, as hardly any wall aligns with the one below, and the wall thickness is not properly considered.

neo-sciliar19 Jul 2020 19:10The house measures 13 by 10 meters (43 by 33 feet). South is at the bottom. There is a wooden beam ceiling, and the roof is self-supporting with the upper floor open up to the ridge. The white area represents an air space.
